With a net income of 4,300 you will at best be able to save against inflation. Even a 2% annual increase in construction prices means 10,000 EUR more per year on a total price of 500,000.

So that won't help you, your possible savings rate is simply too small. Because after parental leave, you shouldn't have any illusions, one of you will work part-time for a few years.

A raise, which is currently being processed, and part-time after parental leave would bring us to 5,300-5,800€. Do you mean "build now, saving is pointless" or "better not build at all, too poor"?

A staircase in the open space belongs in every good sitcom - preferably with a light barrier for the playback of laughter with an adjustable time delay after someone has gone to the SbS refrigerator. Unfortunately, air spaces cannot be paid for with air bookings, but they are still practically worthless. I have certainly said several times about captain gables that I do not know of any ship with a second captain specifically for reverse driving. Saving up against the increase in construction costs is at least ambitious. Those who currently shy away from an early move into the new house can confidently have all their fears taken away by the heat pump waiting lists (I have heard). Well-founded statements on long-line developments could definitely be obtained from the forum, just unfortunately not from the crystal ball.

Even with 5,300 EUR you are not saving against the current inflation. If you want to build/buy, do it now. Just like with children, there is never a perfect time for it.

Even if you set aside 20,000, your real equity will only increase slightly because your desired house in 2024 costs 525,000 instead of 500,000 today.

And the interest rates can certainly make another jump. What you can finance today at 3.5% could be unaffordable at 5% in a year.

But when building with children, there are good times, e.g. K2 is out of diapers and K1 is not yet in school. Conversely, there is an unfavorable time: the hot construction phase with K2 in the belly. Speculating on land with a single plot, moreover intended for personal use, almost never performs convincingly. That was a key motivation for renaming "Baulotsen Hoffmann" to "Bauen jetzt". Making money with time requires having significantly more money than can be accumulated through savings alone.
