Then let's do a reset and read our warnings regarding the costs. Additional construction costs are completely missing. For €400,000 just for the house you get about 135sqm, basic construction. If you subtract €30,000 additional construction costs from the possible capital, only €370,000 remain for the house, so 125sqm. :(
The €400,000 is based on around 160sqm and not that basic at all. The installed windows and doors are of higher quality than those offered by large general contractors, glazed Creaton roof tiles, lime plaster instead of gypsum plaster, brick veneer... I think that works :)
The "next door" are close family and want to build at the same time to use synergy effects. We have budgeted €80,000 for development costs and the assumed €40,000 are already our share.
We have already talked to the draftsman, otherwise that would be a bit naive... And with the small details you are absolutely right. On the other hand, we also find it okay (and know it from home) that the interior furnishings and the garden grow over the years and not everything has to be newly and expensively bought immediately. We are taking our furniture with us and don’t need anything big and new at first. But I understand what you mean, things will crop up here and there, smoke detectors, outdoor lights, mailbox, who knows what... and then the unknown amount of things that we don’t even know yet that we will need.
Oh right, well hopefully our needs analysis from the beginning was already there for that.
