It’s best to take a screenshot from Google Maps and label it. You can cross out all the names etc. What’s important are the adjacent streets, neighboring buildings and plots etc. Normally, you contact each utility provider. They all have a department that deals with development. There you can usually see plans of all existing "nodes" near you. Building a 60m wide street is of course huge. There will probably also be fire department requirements. Is the plot actually designated as building land? Is there a development plan?

Many thanks for the link! To us Vokuhila-Schnuffies (Hello, these are my role models and tough guys :p?!): we are a family with a baby, both in our early 30s, with a net income of around €4300 now, after parental leave accordingly more, although the question of full-time/part-time still needs to be clarified.

Here is the questionnaire:

Client requirements
Style: regional typical North German architecture, e.g. Frisian house or captain’s house, gable roof house only with a little imagination
No basement, two floors
3 people, 2x32, 1x baby
Space requirement on the ground floor and upper floor: about 60-70
Office: home office
Overnight guests per year: 10
Open or closed architecture: open to anything
Conservative or modern construction: open to anything
Open kitchen
Number of dining seats: 8 (without extra seats in the kitchen)
Wood stove optional
Music/stereo wall: no
Balcony, roof terrace: not necessary
Garage, carport: carport possibly later, a parking space is enough initially
Utility garden, greenhouse: no
The ground floor should be at least temporarily usable independently in old age/broken leg/disability etc., therefore downstairs with a shower and extra room

House design
Who made the planning: general contractor modified/do it yourself. No price estimate yet. What we like: utility room accessible from garden/parking space so that groceries can be distributed on a short route to the utility room/kitchen. We find a staircase in the living room cozy, but it might be a noise problem? We think
What we don’t like: guest toilet “welcomes” you when you come in. The floor plan overall seems too large, therefore expensive.
Heating technology: heat pump.
Would like a walk-in shower upstairs. Would also like roof slope windows additionally, but those are details…

If you have to give up, which details/extensions
- can you give up: basement, dressing room, guest room in an emergency
- cannot you give up:

Why is the design the way it is now? E.g.
Good gut feeling and long back and forth deliberation…

What is the most important/fundamental question about the floor plan summarized in 130 characters?
Where could we still save here in order to end up as close as possible to under 550k with our development project?

Floor plan attached. For the reasons you mentioned, ypg, we mostly stuck to the draft of a general contractor and only adjusted it. Of course, the calculated room sizes should not be taken at face value because the quick-and-dirty platform does not consider the roof slopes. I am not so skilled in drawing, but I think you understand the principle and a professional would then check it for “real-life” suitability. Windows and doors are also roughly marked for now.


I already have the site plans from the utilities, but they may not be passed on to third parties. I will get started creating a sketch myself and then upload it.

Very unusual your floor plans. The staircase in the middle of the open space that then ends in the airspace?

And a kitchen with seating doesn't fit there either.
The dining table will be cramped.
The sofa will be cramped, especially with the fireplace.
Parents' bedroom .. depending on the roof slope, the left side of the bed can only be accessed by bending down, overall space for the bed is very narrow

Overall, the floor plan wastes a lot of space on corridors, and yet there is no proper wardrobe space on the ground floor.

A site plan with a north arrow and the fitted floor plan would be more than sensible.

the stairs at the kitchen island, uncomfortable, and crumbs come by themselves. I would try to get the stairs into the hallway
