Realistic cost estimate: Single-family house with unfavorable development location

Just to add: it is building land and there is no development plan.


The floor plan is based on that of a general contractor. We quite like the staircase in the open space; it doesn’t always have to be in the hallway. And you’re of course right, the staircase is twisted at its end :D but I think you know what was meant.


The symbol with the seats is just for marking; we don’t need kitchen seating, a dining table is enough. The space for the bed and the many square meters of hallway, I have to take a look at both, thank you!

Why don't you look at a standard design like this one, for example: [ATTACH alt="Grundriss127.jpg" type="full"]77697[/ATTACH]

That is 122m2 living space and 10.10*8.85m dimensions.

The bay windows cost unnecessary money and have no added value in your case.

Is your floor plan by any chance borrowed from one of E***Haus? It looks familiar to me... Efficient is something else, even though I personally like the staircase in the open-plan living area very much

That means the construction is oriented to the neighboring or surrounding buildings. What do they look like? Are two full floors common?

I would think that over carefully. Children bring friends, little kids often run in and out with their friends. Older kids come with friends late at night or during the night. You never have peace in the living room.

Aside from the incorrect representation. I would think a hundred times before putting the staircase in the middle of the living area.

From the kitchen island, you look directly at the staircase (I assume the direction of travel you drew is wrong), I wouldn't want to work there. The open space above the living area is, in my opinion, also a utility value = 0.

I speak from my own experience. I threw the staircase out of the living area after 2 years and closed the open space after 5 years. Meanwhile, even where everything was nicely planned open, glass doors have been installed.
