hm... spontaneously I thought of our house, which is offered by the builder with the following floor plans and staggered shed roof:





Similarity is present :) Of course, this also exists larger or individually.

'Smart' is always not to specify a construction site here ;)

Anyway: it is definitely unwise to start a house planning without a plot.
1) a builder won't engage so quickly because there is no plot, so it's wasted effort for him.
2) wasted effort for you, because every plot is subject to guidelines (development plan). You might not be allowed to build a staggered shed roof on it. Even more 'dangerous' is the potential of the floor area: 160 sqm of floor area in a rather rural area with a floor area ratio of about 0.1 requires a plot of at least 1600 sqm.
Then you might not get the nice north-south orientation. So you plan a house without knowing if it even fits - you deal with a design that matures lovingly over months into a dream house, but then it doesn’t fit the plot you get or can afford.

Hi ypg,

there is a plot of land. The design is also based on the plot. The company bought a construction gap (7 plots) last year, on which pretty much everything may be built (as far as we know, the already sold plots are being built with a bungalow, a townhouse, and a standard single-family house). We now need a floor plan, for which the BU will make us an offer. The floor area ratio is 0.4, so with a plot of ~700m², we should be able to build about 300m². In this case, we would also have "the nice north-south orientation." :)

Well then! That sounds pretty good :)
There aren’t many fans of staggered shed roofs, but it has immense advantages, fitting more on the ground floor than the standard 1 1/2-storey.

Maybe someone will still find something to contribute to your design.
I would orient myself on a good bungalow design and plan one half with stairs to the upper floor as an expansion reserve.

I have looked at your draft:

If you are planning a vs. Pult, then of course the inner exterior wall at the top (where the third gable is created) needs to be a load-bearing wall on the ground floor. That would probably be the middle wall between the bedroom and the living room in your case. You should ideally extend this (mentally) up to the entrance and treat it as a load-bearing wall. Ours is 24 cm wide. Of course, you can design passages and connect rooms with beams.
The staircase should then already be in the area that is to be built up.
I would have the bedroom accessed from a private hallway, from which the children's rooms also branch off. If it is theoretically possible, i.e. in your plan the staircase to the right and then a hallway to the left. But that will not work because the load-bearing wall has not been drawn yet.
Regarding the guest WC: I do not find it problematic, as long as the children are small, they will be bathed and use the toilet with you anyway. Later you have your extension, which I would plan for the children, and also integrate a small bathroom upstairs (example see floor plan in post #8).
Your living area has a size of 48 sqm (did I look correctly?), but it is not very usable. The dining area is not well 'separated' from your living landscape, as the room is almost square.

Regarding storage possibilities: we have a storage space under our deeper roof, similar to an attic/loft. With the advantage: it can be accessed from the upper floor through a normal door. You could also plan that and it fits perfectly with the roof shape.

Really? So the new development areas are actually full of shed roofs. I would almost claim that it is currently in fashion. :)

I would like to decide for myself who I want to build with, hence the statement. I am already paying extra for the plot of land and I will have to dig even deeper into my pockets during construction. For someone who cannot or does not want to contribute their own work, it is not such a big deal, we could do it, so it is all the more unfavorable for us. We have also thought about the expansion reserve. I also want to provide the kids with a playground as soon as possible, among other reasons for the decision to build now. Because personally, I am not chasing after the interest rates, since currently elsewhere prices are being increased twofold and threefold because everyone wants to take advantage of the "favorable situation."

I do hope that a few people will still contribute something to the design here. :)

Back to square one, since such a monopitch roof cannot be supported this way :)
