Just take a look at what percentage of the construction sum an architect normally receives. Keyword HOAI, with, say, a construction sum of 1.3 million euros! This amount is what the clever general contractor tries to save by sending his employed draftsman ahead. Whether this assumption is correct, I leave to everyone to decide for themselves.

But yes, I understand it very well. A few years ago, when I started with the subject myself, I was just as naive. My conclusion after all this time: you simply have to take care of and support the important things yourself, even though you already pay an outrageous amount of money and could expect more. A good example of this is also Rick2018 with his very cool Bauhaus villa.

GUs are, in my experience, very focused on efficiency, i.e. preferably with "standard houses" on "standard" plots, ideally even with the standard GU floor plan.

For such a house, if at all, I would only go to a GU who has already successfully completed several such projects. The whole thing is quite individual.

Otherwise, good luck, it will be a beautiful house!

Really? How do you come to that? I.M. nobody knows what it will ever become.
It has already been reported at length that it’s nothing.
And he has already been to an architect (even several) where significantly more money may/must be charged.

Architect yes, but just “a noticeably smaller scale.” Keyword sleeping.

For 300 sqm with your price expectation, you’re at least 1 year too late. (Costs + interest)

I have to agree with that. I can quite precisely say what you would have gotten a year ago for 1.5 million turnkey in the Munich outskirts. For example, 230+ sqm, basement + ground floor + upper floor, attached double garage, kitchen, pantry, living room, dining room, 3 bathrooms, 4 bedrooms (+ 1 dressing room), 1 office/guest room, 9x3.75m pool, utility room, technical room, hobby room in the basement, high-end fittings including large floor-to-ceiling windows, outdoor facilities, costs according to HOAI.
We have already started building and have signed the contracts for the major trades. In my opinion, the cost estimates from the architects are more realistic. The prices quoted by the general contractors are never going to work.
