Cost estimate architect single-family house. Your assessment

I really like the layout and the view. However, it won't be cheaper compared to a rectangular gable roof house. Whether €270,000 for the house or €320,000 complete will be enough? You really have to be very restrained with the choice of materials afterward so that you don't overshoot the budget. What would probably bother me is the long distance from the dining room to the living room. In between are the bedroom and bathroom. For our birthdays, etc., everything usually revolves around eating and living, which would separate everything here. But of course, it very much depends on one's own needs. I also find some of the rooms very large. 30sqm living room, >40sqm dining and kitchen. Here, something could maybe be saved. I would also be interested in the other views.

I would rather estimate it like this: 763.53 m3 x €450.00/m3 = €343,589 + carport 72 m3 x €100.00/m3 = €7,218 = €350,807 total construction cost without additional building costs. The ground and roof area should not be underestimated; not to mention the elaborate earthworks for the split-level design.

450.00/m3 per m3? Are you sure about that? That is 100 over what the architect estimated. Doesn't that also depend a bit on the region?

So our architect had budgeted €390. But we are now almost at about €450, namely €440. Although in BaWü (very rural), it is a rectangular gable roof house with 2 1/2 floors, so a smaller area on the ground floor. I think with the split-level, flat roof, extension, large ground floor area, etc., you will probably also be in this range, and €350 is unfortunately not quite realistic.
