At first glance, it really looks beautiful. You have to admit that. In detail, of course, especially due to the granny flat, it is unnecessarily large. Also, the open space above the dining room shows that somehow space needs to be filled, even though it’s certainly an eye-catcher. Just plan for the several thousand euros for the dining table lighting.
In general, you have to be a fan of open spaces if there is no partition with soundproof glass on the upper floor. Going to bed earlier and living downstairs afterward is only possible for very good sleepers.
What I don’t like at all is the kitchen’s orientation away from the main area. From my point of view, it combines the disadvantages of all concepts. It’s open, but no communication with guests/family in the dining room. South orientation, so no relaxing in the sun in the morning. Then also very small in this planning status. As it is planned now, it is a pure show kitchen (which the guests don’t see once they are in the living area).
For me, the one-story design with the skylights would also be an absolute no-go. Skylights in the northeast bring a lot of heat into the house. Shading or very large-scale air conditioning is then mandatory. Is there a solar obligation? This roof is very difficult to cover with panels.
Last note that comes to mind spontaneously: all the sliding doors are nonsense – especially in the granny flat. Get rid of them.
