Thank you, and therefore my question, there should be no sun in the kitchen in the morning. And as I said, I would assign the shower area on the ground floor to the [Einliegerwohnung], in the [Einliegerwohnung-Bad], then move the door further away from the wall so that a sink/toilet can be installed there, and then you have a nice bathroom in the [Einliegerwohnung].

Then only the kitchenette in the entrance area needs to be adjusted ;) and a terrace has to be planned. Then the [Einliegerwohnung] would be okay.

Who is it supposed to be for again? Where is the tenant allowed to wash their clothes and store their broom? Where? In the south? In the morning?

At first glance, it really looks beautiful. You have to admit that. In detail, of course, especially due to the granny flat, it is unnecessarily large. Also, the open space above the dining room shows that somehow space needs to be filled, even though it’s certainly an eye-catcher. Just plan for the several thousand euros for the dining table lighting.

In general, you have to be a fan of open spaces if there is no partition with soundproof glass on the upper floor. Going to bed earlier and living downstairs afterward is only possible for very good sleepers.

What I don’t like at all is the kitchen’s orientation away from the main area. From my point of view, it combines the disadvantages of all concepts. It’s open, but no communication with guests/family in the dining room. South orientation, so no relaxing in the sun in the morning. Then also very small in this planning status. As it is planned now, it is a pure show kitchen (which the guests don’t see once they are in the living area).

For me, the one-story design with the skylights would also be an absolute no-go. Skylights in the northeast bring a lot of heat into the house. Shading or very large-scale air conditioning is then mandatory. Is there a solar obligation? This roof is very difficult to cover with panels.

Last note that comes to mind spontaneously: all the sliding doors are nonsense – especially in the granny flat. Get rid of them.

For the foreseeable future, our two parents, with varying frequency. The granny flat will probably be occupied 50-60% of the year. Plus spontaneous (longer) guest visits.


Thanks and yes! We definitely wanted an air space, which now turned out bigger than planned. The lamp already pains me too :)


Here you scare me. We also mentioned this point to the architect, but he says that you can integrate stronger soundproofing well in the upstairs walls. Do you have any other ideas about this? Reducing the air space will not help much either, it would rather be a fundamental decision.



Hmm... From the beginning, my wife (rightly) insisted that the kitchen should not always be visible from the dining and living area. She doesn’t like being watched while chaotic cooking or always looking at the “dirty” kitchen. That’s why we wanted at least a visual separation option. As a result, there is now a solid room partition (block) between the kitchen and dining area. I can’t think of a better solution right now.

-> Understood. Then we only take away the open room feeling from the secondary apartment, right? Alternatively - only the sliding door to the living area and not to the bedroom.
