A few more suggestions when you go to the architect with your wish list (good idea by the way, I also don’t find your floor plan successful):
I think you don’t have too few, but too many rooms. The 2 children are only planned so far, who knows if they will really come. Accordingly, you could plan 2 offices and 2 children’s rooms. Guest and cinema/playroom are not needed – at least upstairs – not on top of that. The guest can initially sleep in the children’s room or later in one of the offices or in the apartment if it is free. Or they get a room in the basement (they only sleep there anyway). Or a small one in the attic. The cinema room is also well placed in the basement – because it’s dark.
Your bedroom can be significantly smaller, the walk-in closet too, if it can be reasonably furnished. Yours now has an unfavorable shape. Instead, I would definitely plan a large luxurious wellness bathroom with a sauna, freestanding tub, and fancy features, and direct access to the balcony. Down there in the dark basement with only a light well and no possibility to go outside after the sauna session, the wellness area will definitely not be nice. (I have had both and love the sauna upstairs in the large bathroom.) And you would then also need an extra shower downstairs. And always heat the room. On the other hand, I find fitness downstairs good because it’s always cool, but I would consider a light well.
A void and windows over 2 levels I find great if you have the space and the money.
What is the utility room next to the kitchen for? Either utility room upstairs where the laundry accumulates, or straight to the basement. Provisions are also well stored in the basement because it is always nice and cool there. You just have to climb stairs, but that keeps you fit and healthy.
And one more thought: If you have small children, you probably don’t want to sit in the office in the attic but close by. So ground floor or upper floor. For that, a flat roof that I would at least partially open. A flat roof extension would also be an option.
I would therefore divide it like this:
Ground floor: kitchen, dining, living (kitchen nicely large with cooking island), apartment
Upper floor: bedroom, walk-in closet, bathroom with sauna, children’s bathroom, 2 children’s rooms, 2 offices
Basement: fitness, guest
I would also put the garage on the east side, but probably use the setback area as well. Opening of the living areas then to the west. I therefore find the basic orientation and placement of the house and the apartment good.
I really can’t understand the floor plan from . Why align everything to the northeast? And the garage to the southwest? Why give the apartment the chocolate side? Why offices in the basement, if the OP works so much? Unfortunately, you haven’t explained your thoughts behind this.
