Right now, I am not yet at the point with the general contractor to dive into individual technologies. The various geothermal heat pumps are all still an option.

Controlled residential ventilation – I have also not yet had a conversation about this. That will follow. We already know, though, that we want to partially air condition – there is no way around that.

What is the status of further comments regarding floor plans, layouts, etc.?

I consider the budget to be quite realistic, without knowing your region. Regarding the heating, I agree with my predecessor. :)

Addendum: With such a total size, I would not forgo an explicit pantry. Additionally, I find the cabinet space quite small in relation to the bedroom area.

I really like the back. The street-side view, on the other hand, looks creepy, loveless, and unimaginative to me. I would wish for a bit more of the representative appearance of the interior and the back there.

Understood. Do you have any design ideas for that?

What I don't like about the front and side view is that they are simply two straight walls. I would find it nicer if, for example, the garage were attached to the side of the house. In addition, the entrance area could be extended forward over both floors. Basically like a modern entrance of a villa and less like a terraced house ;) I'm currently missing the right terms.

Tastes are (fortunately) different, and I don’t have to like it either, but the "block" does not appeal to me at all. - Entrance area extremely unfortunate with a view of the stairs (it is anything but inviting and also not very bright.) - Stair position starting point in the very back corner by the garage door (dirt zone, but passage EG/OG) - Sleeping/Bathroom/Dressing: arrangement suboptimal if you have to walk 10 m around the bed between the bathroom and dressing room - Garage designed for 2 cars? No comfortable getting out due to this width - in the 86 sqm living/kitchen/dining area, 20 sqm corridor/stairs are included - compared to the bedroom, the dressing room is (almost) tiny - for certainly at least 1.5 million, I would have something else built...
