You have sauna scents upstairs then - that's true. I find it wonderful, and in addition the moist air from the bio sauna improves the dry heating air. I then deliberately channel it into the bedroom. For me it’s like this: if I’m sitting naked with someone in the sauna, I’m usually good friends with them, so they are also allowed upstairs in my bathroom. But if you decide for downstairs after all: make sure you at least create an exit to the garden. Or a light well to sit outside. And of course the shower. And budget for interior design.
Yes and no. So the two separate (preferably small) offices are indispensable. Somewhere we also want to accommodate the 1 guest room, which can possibly be converted into a children's room later plus 1 fixed children's room. That way we save one room.
That’s exactly what I meant. You don’t need an EXTRA guest room and cinema room on the upper floor.

In the current floor plan you have 40 sqm sleeping/dressing + a 25.04 sqm guest room. If you make the bedroom smaller and eliminate the 25 sqm room you still have space for 2 offices, right?

A small pantry is certainly not wrong if you have the space. However, I would probably store a lot in the basement where it’s nice and cool. Provided you don’t mind the stairs ;-)
