I expressed myself incorrectly, I meant 3 times the full living area plus a few more square meters under the roof. I was referring to the price. Do you think it can be done with 1.3-1.4 million as planned? It seems a bit optimistic to me.

In the meantime, I have 5 different and independent cost estimates from GCs, and they all roughly align with the planned and acceptable level. Note that the costs do not include additional construction costs (outdoor facilities, garages, ...).

I don't really find the granny flat successful. Even if no one lives there permanently, I imagine it to be more than uncomfortable and impractical, especially in the Bavarian winter, that the front door ends directly in front of the kitchen area. Where are (snow) shoes and jackets supposed to go?


And where is the shower now? In the storage room? I'm somehow completely confused right now.

I find the hinge side of the front door in the main apartment unfortunate; probably the direct hallway you enter rarely leads straight to the living room, personally I would have it somewhat more separated.
In the guest WC, I would probably omit the door to the toilet.

Otherwise, I like the design! But I also have my doubts about the budget.
Edit: Just now noticed that this is without additional construction costs.

Maybe you have an idea about that. One children's room came about as it is because of the sloping roof and the offset entrance door. How would you align them here?


What prompts you to suggest that? In the reversed version, we didn’t like the sloping roof in the bedroom, we would have eliminated the roof window anyway and the walk-in closet was not big enough (previously one side of the wardrobe in the walk-in closet, one in the bedroom). Also, I think that in the current version the sloping roof can be wonderfully utilized with a custom-made closet.

-> maybe you can roughly sketch your thoughts on the upper floor – of course only if you enjoy doing so.

A sketch would be fantastic. I can hardly imagine your ground floor suggestions in a final version.

I think we only need to consider here that we can’t shift the walls between the rooms arbitrarily due to statics.

Where would you place it? Midway in front of the window is the light shaft into the basement.

Originally, we once had a shower on the ground floor, but we don’t need it anymore. Currently, no direct shower access. We also deliberately waived basement access (extra cost, dirt, etc.). For now, we are swallowing the pill.

Thank you very much @Costruttrice I understand the points. If you initially take the basic structure of the granny flat as "given," I lack the imagination to change the layout in such a way that all these points are resolved. Someone would have to roughly sketch that out for me.

It might be tight. No idea. If the budget doesn’t fit, you can always scale back on the attic conversion.

Because as the first to get up, you disturb the others when you switch on the light and walk past the bed. For the same reason or also for this reason, I would swap the toilet and shower. Why cage in the toilet so that it lies in the dark, but right by the door so that everyone who looks into the bathroom is disturbed or annoyed by the throne sitter?! Basically, the toilet, which you visit several times a day, belongs at the window.

Oof… I forgot earlier… just a few lines…
By the way, I also didn’t find the announced desk in the granny flat.
