Who has built with an architect? Experiences??

A different question: does anyone know what costs need to be calculated if you only commission the architect for the design (without submitting the building application)?

These are the % values I have now found on HOAI and have calculated with. For you, do phases 1 and 2 also belong or really only phase 3 without submission?

Service phase 1: Basic evaluation (2% of the total fee)
Service phase 2: Preliminary planning (7% of the total fee)
Service phase 3: Design planning (15% of the total fee)

Our architect made the plan, submitted the building application, and we have received the execution plans. He was also here a few times and looked at it or helped with questions. In total, we did not pay 9K euros. However, the architect was not a master either...

, am I correct in assuming that the architect did not oversee all the services? Or, if I may ask, which ones did he provide at this price? I am currently having a hard time deciding, if it is going to be an architect, which phases "must" be supervised and which are not.

The architect did the complete planning including the building application and the exemption application. He also provided us with the execution plans. Then we had a small construction company that took over our plot as it was and in the end delivered a shell construction including all earthworks, water supply and drainage, well, etc. This builder constructed according to the execution plans and had questions at two points where the architect then came out and resolved them. The architect took over the complete surveying of the plot including elevation plans because it is a hillside plot... Yes, he did all that. Which stages according to HOAI exactly, I don’t really know... 1-4, I think.

Thank you for the explanation I am just trying to somehow get an idea of which services have to be provided (accompanied) by the architect and which do not. Comparisons with the past probably cannot be made here anymore, and that is why I am currently trying to organize the whole thing a bit through acquaintances and the forum.
