I find all the cost items well estimated, at least as far as a "normal" to "upscale" single-family house is concerned. But upwards there is no limit, depending on the standard. €90,000 just for new furniture already seems very much to me. Don't underestimate the garden. If your standards there are also upscale, then I would do proper planning early on. Garden landscaping can get insanely expensive :( It was a slight slope, right?

I understand. I would describe our demands here as "normal." In fact, we are more fans of a large "simple" lawn area and do not want to create a botanical garden :)

I wasn't even referring to the botanical garden. But maybe you want the property leveled with retaining walls around it so that the soccer ball doesn't just roll downhill on the large lawn. Illuminated paths to the pool, large garden house, etc. How should the fence or privacy screen to the neighbors look?

Yep – all good points. But garden and landscaping is currently one project too many for me. However, I’m planning to possibly include an additional buffer for the garden.

Strange explanation. For us it was always: we have everything. That moves with us, and if the wardrobe can no longer be assembled, it will be bought new. The gaps in the larger home are filled with pleasure and passion over the months/years.
Or does your "22" in the name refer to your age? ... that you don't own anything yet?


In that case, I would probably calculate €10,000 for the upscale taste... uh, standards and budget for lighting. Yes yes, I know, lights can cost multiple times more, but just because the house may now be twice as expensive as an average house for 4 people, I don’t see any significantly higher wealth that would justify a lamp costing €2,000 or more.



And when you consider that these are two living units, I also don’t see any absurd "what-I-spend-may-be-4-times-more-expensive-than-what-others-have-or-build" scenarios. Paving work including materials for a double garage does not have to cost nearly 4 times as much as at a standard or cheap house with a double garage – paving work still depends on the size of the driveway and access. Or do you want to have a gilded mosaic incorporated? Sorry... I see that the ground is shifting here. After all, the current standard is around €3,000/sqm – you want to plan €4,000/sqm. That’s 1/4 more ;)


That would be something: ugly outside and nice inside :) of course only referring to values, not to taste. Because that hardly requires any money.

The calculation: your reasonable list, but without furniture of €90,000, instead €30,000, I roughly come to €1,400,000
Then a decent million remains.
At €4,000/sqm, you can build a 65 sqm granny flat and a 285 sqm main house.
