Basically a good idea. However, we find the view from the entrance through the cloakroom to the terrace extremely beautiful. I lack the imagination of how to preserve this and at the same time accommodate a toilet there.

I would like to zoom out again in the discussion. The criticism of the architect is very subjective. We chose him and are personally satisfied. Therefore, I want to process all impressions and feedback in such a way that the next draft version simply becomes better.

We have chosen the following points as criticism or adjustment requests:

Ground floor

      [*]Shift the entrance corridor upwards so that the actual house entrance is level with the indoor staircase -> view into dining room + gallery + kitchen partition
      [*]Partition the kitchen with a sliding door
      [*]Extension of pantry & storage room under the stairs?
      [*]Removal of the corridor-to-kitchen pass-through window
      [*]Attached apartment:
      [LIST]
      [*]Removal of shower in WC in favor of attached apartment bathroom
      [*]Small wardrobe/dressing room and small storage room in attached apartment
      [*]Terrace to the north of attached apartment + partition (privacy)


Upper floor

    [*
      Main bathroom:
      [LIST]
      [*]New / better solution for wardrobe - no closet in bedroom
      [*]Open, nicer shower concept

    [*]Bedroom: Possibly fireplace, as fireplace on ground floor similarly positioned (only 1 chimney?)
    [*]Improvement of window situation (dormers?)
    [*]Enlargement of the gallery (greater overlap with dining room) so that it becomes a nicer usable room
    [*]Possibly idea of a balcony on the bedroom front -> would exceed max. floor area -> possibly reduce other rooms (offices, nursery) -> open

Attic floor

    [*]Use possibly 1 office room, 1 play/reading room?

Basement

    [*]Enlargement of fitness room by moving sauna into wellness room

Exterior

    [*]New design and building material proposals for non-wood construction
    [*]Consideration of photovoltaic plans

As for me, I'm out. Your priorities are simply too incomprehensible for me. My hints were all ignored anyway, so it’s probably mutual. I'm still curious to see what comes out in the end. Good luck going forward.

Why only terrace at the bedroom for the granny flat? One should also consider a terrace at the southeast corner of the living room ... I would be reluctant to go through the bedroom to the terrace with guests in the granny flat.

And for the rest, I unfortunately have to say that for me a living concept should try to place the kitchen on the main terrace, there should rather be a connection between kitchen/dining, and living should be more secluded. I can still accept a gallery itself, although I really think about what room usage you "must" have there given the large number of your rooms, but a gallery means a hall in the floor below ... for me that is just uncomfortable. Overall, I can hardly identify with your needs. I understood correctly that you are currently still two? Unfortunately, that is not in the checklist where one could quickly check. The whole project seems somehow too big for me.

Good point. I'll take that on board again!


Here we find it difficult to make a decision. I had left it as it was because:
- In the morning, we want to enjoy the idea of a long breakfast facing south
- We want to separate the kitchen a bit from the dining room
- In the evening, we consider the walking paths between living room/dining room <> terrace to be appropriate
Besides, we love the view from the living room into the garden/on the pool!

At the same time, I can fully understand your suggestion. I think we still need to sleep on it for a few nights.


Yes, we are currently still two people but want to become four (apart from the granny flat occupancy).
To be honest, the house has also become bigger than we specified. That was a surprise for us too – the target was 400-440m2 of living and ancillary space instead of 470 m2. Therefore, we have to talk about how to reduce the size somewhat.

(what follows is a damn long list of criticisms), which casts doubt on the conviction ... ... leaves doubt. Hoping that the roulette ball will fall into the pocket with the chosen number in the next round is not "planning," but gambling. A next draftversion cannot become better, because with the amount of criticism (even if you only count the accepted ones) what will come out is a patchwork. A dozen patches are "clean code’s death" :) – what is needed in my opinion is a new draft. It does not have to be different in n or xy points, but above all radically reengineered: even modified Infinite Monkey remains Infinite Monkey ;-) You yourself claimed the draft is not fixed on the construction method. So why don’t you understand that construction material, surface material, and design do not need to have anything to do with each other in terms of appearance? It is rather the technical design (load-bearing structure and other statics) and the building composition that correlate. What was shown here in wooden core with black-brown wood surface could also be built in frog-green porous concrete. How much the house costs must not play Rolex at this size – and the size itself was exactly what you wanted. 470:440 is also not a really questionable size increase, the designer’s braking distance simply increases with house size. (Much) more precise no one can really land points here.
