That is absolutely my fault then. I admit that I described the room layouts poorly. It seems very rigid – but it shouldn’t be. I just wanted to summarize our current ideas again. The allocation of floors was about the structure. But the point of this questionnaire was the “new start” and my wish was/is that this now becomes a new starting point, preferably with a completely new layout... As of now, I just wanted to consider the rooms themselves as wishes.

Can we continue working like this?


Hmm. Well, I have to partially disagree with you there. Yes, I discussed the property in one thread and opened 1-2 more property threads in parallel. However, I did not start the discussion in any other forum, only here.
Roof problems were not communicated back then.

I would rather start a preliminary building request there.
How do you know about the >255sqm? Or are you including the garages and ancillary facilities at the neighbor's property?
In my naivety, I would have thought that you are reducing your own square meters by including the garage in the floor area, where you usually have the option to increase the floor area for garages and ancillary facilities by 50% (floor area ratio II).

Do you really need
- parent area
- 3 rooms for 2 planned children plus playroom and/or guest room
- another guest room
- 2 offices (which I actually consider necessary for 2x home office)
- another granny flat guest area that is not continuously occupied but estimated 50-70% ... can this not be set up as a general guest area?

I see it like .. before further planning I would first basically clarify whether and how the building envelope may be exceeded, what roof shapes are possible under which conditions, etc. I assume the width with 15m, you currently have 16.73 m planned.
I would also plan the garage rather as a boundary construction, although it also needs to be clarified whether it necessarily has to be in the southwest, because that is how I interpret the site plan.

Yes, exactly. That is the plan. Depending on the feedback, we wanted to respond in terms of planning. It may well be that we are currently making that mistake. It is written: "The maximum permissible floor area set by plan symbols refers only to the main buildings. Facilities according to §19 paragraph 4 sentence 1 of the Building Use Ordinance may reach 50% of the floor area set for the main building. b) Exceeding the maximum permissible floor areas set by plan symbols for the facilities designated in §19 paragraph 4 sentence 1 is permissible insofar as this is required in individual cases by the garage location possible according to the plan drawing, including its access road.

So - the play-guest room can be cut - there is leeway! That leaves 2 children's rooms perfectly.
2 offices - mandatory


We have played this through multiple times. It is very important to us that there is an age-appropriate granny flat with strict separation (separate entrance, etc.). I had house examples in hand where the granny flat is on the ground floor of the main house - I did not like the results, as the main floor plan on the ground floor suddenly became so ruined (small).

But there you have it: since you include the garage in the building envelope, you are taking the extra area for yourself. Your garage is stealing 34 sqm from you. Something about the site plan: is the red line the garage line? What about the "extension area" as boundary development outside the red line? What was allowed with it back then and now?
