I find the costs realistically estimated.

For the photovoltaic system, I would still plan 10K for the pool. We ordered a large storage system to heat the pool and are now around 40K.

Lighting consultation and planning also cost something in such a project – easily 15-20K if you want nice spots and lamps (not the 11EUR spots from the hardware store).

Structural engineer 10K if you don’t build "square, practical, good."

I can’t think of anything else right now. Fireplace maybe? Another 10K for the kitchen if you want many appliances?

Yep! You're right. But basically it doesn't matter to anyone who understands it and can manage (a lot of) money :D Who would please go to the limit there?

I also think that around 4k per sqm could fit well. Apart from painting inside and outside, we have now awarded everything and end up at about 3,400.
Northern Bavaria, 220 sqm, a few extras like controlled residential ventilation, air space, large dormer.
At least these 3 extras you mentioned should already be included in the 4k.

Further cost components:

    [*]Geothermal heat pump: The flat-rate construction costs already include the installation of an air-air/air-water heat pump. Therefore, I was advised to calculate with a buffer of €20,000 for the upgrade to a geothermal heat pump
    [*]General ventilation system (optional) with air conditioning: €30,000
    [*]Additional costs KNX: €40,000 extra compared to conventional electrics -> I will also quickly start discussions here

Whereas geothermal drilling can vary widely from one amount to another. And I believe that for such a large building, ventilation with air conditioning might also possibly be more expensive. So it's better to plan a bit more than to have too little later. I think overall your estimate is fine, even if some individual items might be a bit higher, others are already set quite high, so it should more or less balance out. Unless something crazy happens again in the material markets, which is certainly not unlikely if you look at the last three years.

He probably meant that €4,000 is 1/4 less than €3,000 :cool:
