Currently, it’s about 460-470 m2 of additional living space all-in... The architect is currently estimating 3,800€ per m2 -> so about 1.75m€

Incredibly high, but apparently the current market situation.

Of course, additional costs also apply. Outdoor facilities, garages, possibly an extra charge KNX, possibly an extra charge for geothermal heat pump, photovoltaics?, ...

We are planning to quickly get a price indication from 2 general contractors in order to plan better and possibly adjust.

Another question: The house concept is currently based on a solid wood construction. Any comments from your side?

Hm, somehow I’m not quite sure what to think of the proposal… coming straight into the kitchen… maybe a bit unusual. Also the routes from the kitchen to the dining area, or if you want to eat on the terrace, going all the way through the whole house, from one side to the other, that means quite a distance. ;)

and in the [Einliegerwohnung] I don’t see any cloakroom area at all… or did I just miss it? The topic of roof <-> [Photovoltaik] has already been mentioned but I also immediately noticed it with all the double casement windows.

Have you increased your budget that much? The original estimate was about 1.15 million.

Just a note about the all black look. It will be a heat trap that will strongly heat up the immediate surroundings in summer. This can, for example, lead to plants not growing. Not to mention the quality of stay.

I am a bit fascinated how an architecture firm can design something like this as modern and progressive in 2022. The Kardashianization of architecture is fully implemented here. I find it a shame with such a budget. A missed opportunity to build innovatively.

That will massively limit your choice of general contractors. But in principle, you should have enough space so that other wall thicknesses for timber studs or bricks do not sabotage the concept.
