Cost breakdown from architect - realistic?

Hello,

thank you very much for the numerous responses. You do have to calculate a bit more for electrical + sanitation, but it won’t be too bad since we will save quite a bit through contacts. I am also budgeting 30,000 for heating without a fireplace.

Regarding the fees: they are actually set too high. We are currently paying a total of €7,000 for architect (approval planning + execution plans), structural engineering, energy saving regulation calculation, KfW application, and construction management (shell construction + roof). The architect is also a member of the chamber (no worries), the structural engineer and construction manager are also competent and well known here in the region.

In general, one has to say that construction prices here in Saarland are probably very low. I believe the homeownership rate is the highest in Germany; some already call our plot with €140/m² exorbitant.

So your architect's fee cannot be sufficient, otherwise the architect would be violating applicable law. I would follow up again and ask him if he has covered all service phases with the 7000 euros and how he can reconcile that with the [HOAI] ..... LG

That cannot be; even if building is cheaper in Saarland, the HOAI does not provide for any differences.

For stages Architecture I to V alone, fees of about €20,000 would be due based on the underlying, chargeable construction costs according to the pdf – without stage VIII construction supervision and calculated from the lowest limit of fee zone III. And even if I assume that you have already paid the fees for stages I-III, the "remaining" fee you mentioned is too low. The fee cannot be freely negotiated either, because the chargeable construction costs are not high enough for that.

Structural engineering, if it is to be properly calculated, also costs a good €3,000, and the soil survey €1,100.

– for what understandable reason should it be cheaper for you, or where are the reductions lurking?

By the way, €500 for surveying – what does that cover? Surely not all 4 necessary surveying activities....
