My tip remains that you urgently need to look at the ceiling height. Because 2.6m shell height means approx. 2.42m after deducting insulation, screed, and flooring. That is far too little for long (9m) rooms. Many developers already have higher ceilings (2.8m). Otherwise, your house will only feel oppressive in the end.
