Since I am a bit under time pressure and have to complete my overall cost calculation by next Monday, I am bold enough to share my assumptions.

I would appreciate it if you could share your expert opinion with me - in both directions.

General construction costs
For the general construction costs, the architect and I have agreed on guideline values. He takes the entire WNFL (usable residential area) as a flat rate and calculates costs per square meter. Based on current construction costs, he speaks of €3,500 for medium to upscale standards. He would like to raise the standard to €4,000/m2 (= upscale) according to our requirements. Thus, from now on I am calculating with this guideline value for the construction costs.

    [*]Geothermal heat pump: The flat-rate construction costs already include the installation of an air-air/air-water heat pump. Therefore, I was advised to calculate with a buffer of €20,000 for the upgrade to a geothermal heat pump
    [*]General ventilation system (optional) with air conditioning: €30,000
    [*]Additional costs KNX: €40,000 extra costs compared to conventional electrical installation -> I will also quickly enter into discussions here
    [*]Sauna: An offer of €11,000 is available -> therefore assumption €14,000 including installation
    [*]Furnishing: Difficult matter. We will take furniture worth about €20,000 with us. I am currently calculating with a further €90,000 after I compiled a rough component list
    [*]Garden (including terraces and driveway): €90,000
    [*]Double garage: I was told €50,000 is a good estimate for a double garage. If additional space is needed for bikes, etc., I should add 50% area, so €75,000
    [*]Optional: Pool (either 3.5 x 8 m or 3.5 x 10-12 m) including heat pump and counter-current system: €100,000


That adds up to quite a lot.

So 1.5 million plus architects' fees? That makes building fun. :)

Furniture is not financed. Most banks, at least, do not. So keep this money in liquid assets.

I should have said this: For me, it is not about the source of financing (bank vs. own funds) at all at this point. Many of the items will come from own funds. What is important to me is the check of the individual cost items – am I, based on your experience, too high / too low / roughly accurate? Thanks!

You have to ask rick. In this price range, people also build very rarely in this forum.

Regarding the price category, I have a question: Are you referring to the price category in terms of the cost level of €4,000 / m2 for the upscale standard, or the total volume (due to the size of the property)? The €4,000 cost level does not excite me any more than that. I have only heard from several sources that in the Bavarian area, €3,500 / m2 is considered mid-range to upscale standard. If that is true (ouch), then the jump to €4,000 would be realistic.
