May I ask something? The 3000-4000/sqm are pure house construction costs with you – so without additional construction costs like excavation, disposal, garden, etc... right? GD

These are basically "turnkey" house costs (including excavation, etc.). However, terrace, garden, and garage costs are not included.

I would get a few garden books for architectural gardens and see what you like. Search for Best Modern Gardens 2021, there are several suggestions. A landscape gardener can do a lot if they are good and really know about plants. A mason can theoretically also build you a nice, functioning house. And yes, for a house worth over a million and with a claim to good architecture, a garden with more than just rolled turf around the pool is, in my opinion, essential. Otherwise, it looks poor. In the mentioned TV show, landscape gardeners pitch their designs against each other, not architects! And the show is aimed at the average terraced house owners and their requirements for privacy screens, lounge areas, space for the children to play, and everything please low-maintenance and matching the living room. So what comes out is just the green counterpart to the living space and not a garden landscape.

It's time for an update for you. I was a bit quiet last week because I was doing some builder homework in the background.

      The architect, as you know, is currently hard at work planning. We are really looking forward to the end of September
      [*]I have reached a clear agreement with the building and environmental office regarding the trees on the property

      [*]All the front trees (towards the driveway) can be removed
      [*]In the rear area, only one old (pear - I think) and one cypress must be preserved; the right cypress can be removed; otherwise, there are no further obstacles to clearing
      [*]In total, 5 or 6 trees must be planted on the property

    [*]Due to species protection, the clearing must wait until October -> not ideal, as this also delays the property survey a bit
    [*]Meanwhile, I have inspected the site with 1x tree cutter and 3x civil engineering/demolition companies

      [*]The demolition is relatively close to a standard; there are only a few pollutants that need to be removed separately

Since I have a pretty good feeling about the above topics, I am dedicating myself to a few other projects:
1. Kitchen:
As soon as the first draft is ready in September, I want to get a better sense of the kitchen (our ideas, impacts, prices, providers, etc.)

2. Floors:
An incredibly exciting topic. After a lot of back and forth, I think we are at the point where we want to say goodbye to a wooden floor for the first time and dare to explore another look. At first, we only had certain photos in mind but not really a type of flooring.
The more research we did, the more it became clear that screed floors best meet our design wishes. Consequently, I searched here for a nice thread that explains the advantages and disadvantages of this type of floor in an easy-to-digest way. Can you recommend a link for this?

Hello,

based on my own positive experience, I can only strongly advise planning the garden from the very beginning. Have the planning done by a landscape architect, especially the selection of suitable plants and trees. This way, as much as possible can be taken into account from the start. I would also try to implement as much of the garden as possible immediately, especially planting larger trees and establishing perennial beds. For these, correspondingly large planting pits can be provided right away and not just 10 cm of soil followed by gravel. If you later need larger equipment in the garden, half of the garden will be ruined again, and then you'll rather avoid it. In any case, a beautiful large house also needs proper planting and landscaping of the garden, not just a few stones and thujas, otherwise it looks like it was intended but not done well, as mentioned above. By the way, properly planned and planted perennial beds require very little work, probably even less than lawns. So please don't save on the garden ;-). If you have a proper concept, you don't necessarily need a professional landscaper to implement, for example, the paths, terraces, stairs, edging beds, etc., smaller regular construction companies often do this for significantly less money. However, they cannot provide advice on plants, etc., and need clear specifications.
