In the end, these are phases 1-4, so up to the submission of the building permit. According to HOAI, for around €250-300k of eligible costs, the official fee with all required documents would be €12-13k. Whether you also get the complete documentation that must be prepared according to HOAI for the €8.1k initially does not really matter, as long as you have everything necessary for the building permit.

By the way, I have always found it strange that, for example, when you do not build with a general contractor, phases 1-4 are usually offered contractually first. It always has a bit of a whiff of duck and dodge.

What kind of connection should that have? That's Trump logic. Your question explains: No matter how expensive something is, you have to check the scope of services in a service and compare it to the costs. Nobody works for free, in this offer about 100 hours of work are done.

I’m a bit confused about what you mean. Many builders, who are at least smart enough not to completely cut out the freelance architect, do not want to be accompanied beyond the approved building permit. It is often and gladly believed that the tendering is something you can also carry out yourself – no way!

Hello, may I chime in? The topic fits perfectly ...

After a long informative Webex session today, the architect shared his ideas with us (wall/roof and ceiling construction, etc.) and provided a cost estimate. I am attaching these and his contract draft here. The architect is an engineer, architect, and energy consultant, and we are very convinced by him so far. His costs also seem plausible to me.

Nevertheless, I would like an independent "third party" to take a look at it. Just to make sure nothing very important and consequential has been overlooked.

Only the structural engineering item seems extremely high to me, but the work (structural engineering) might possibly be done by the construction company anyway.
