Above the left red line there is a very old shed today. This was built on the neighbor's property boundary. The xx in the drawing are meant to show that according to the old development plan, after demolition, an identical building is no longer allowed to be built on the boundaries.

In general: The architect has taken into account 3m distance areas to the neighbors on all sides in the current plans.

But the building window is also limited on the sides, isn’t it?! I read 6 meters to the west, 4 meters to the east distance. Why 3 meters?

Please excuse me if I am being critical. You have a B- or site plan, and the architect does what he wants or what you want.
We are not in "Make a wish" or "Throw away the development plan, I can't get my dream house on it."
What did the building authority say about the exceeding of the ground area in general?

To be honest. I had 3m in mind, but maybe I was mistaken.
I saved the architect's quote "setback areas are taken into account in the plan" and therefore did not deal with it any further. However, if I subtract the setback areas 6+4m from the total width of 25-26m, the total width of the house with garage (11.10m+5.63m) roughly fits. So it seems as if that is okay.


The idea was that we now finalize a plan, submit certain additional arguments (neighboring houses) and then wait for the preliminary inquiry. Then react accordingly.

Just my opinion: you have a great budget and there's so much more possible than just tweaking this draft a little. I believe it will never get as good as having it redone from scratch. And that by a proper architect. We were in the initial phase with 2 construction companies with employed architects. They drew us nice and absolutely livable floor plans. That would have satisfied me. Then most recently, because we liked the style of his houses so much, we went to an independent architect. And what can I say, the difference blew us away. The arrangement of the windows, the sight lines, the smart details, and the consideration of our wishes completely convinced us, and not least the honest words about some nonsensical ideas of ours. Yes, that can be more expensive and the architect wants to be paid. But your budget allows the house to end up being cool and not just nice.

I would NEVER! have a villa built for around 2 million with an existing development plan by a [GU]. That would be like taking the money for a Maserati to pimp a Tuareg.
