Of all the good and justified objections, I would like to take up this one again from ...



...because a) in my opinion this point is very important since in everyday life the island & dining table are at the center countless times and here in this house size they are simply planned far too narrow in proportion, which will annoy you forever... and above all it is relatively easy to improve with that huge utility room (which also exists in addition to the basement...)

and b) your answer to this actually doesn't address it at all

You’re already (too?) far along to go to an architect. If you now mess around with that, you’ll get so fixated on it that an architect won’t plan freely anymore. I’ll guess that the architect will come up with a completely different design and still fulfill all wishes.

Budget? No idea, I can only guess as well. Things that tend to make a construction rather above average expensive (besides the region – Bavaria!?):

Slope – check
Basement – check
Habitable basement (e.g. lifting station) – check
Double garage with a “real roof” – check
Roof design, e.g. hip roof – check
Bay window – check
Balcony – check
Technology, smart home – half check for aquarium even though I have no clue there
Long driveway – check

...

I’ve definitely forgotten something. But budget doesn’t seem to be the problem judging by your planning, so it doesn’t matter.

An example calculation could be (yes I know it can be cheaper somewhere and with someone)

House
240 sqm x 2000€ = 480,000
Basement almost habitable so I’d say
120 sqm x 1800€ = 216,000
Double garage with hip roof 40,000 (or more?)
Earthworks, landscaping, driveway is a black box 50,000?
Other incidental costs 30,000?
Architect 50,000?
Kitchen, furniture, lamps etc. 40,000?

It can all be cheaper and is just a rough estimate but with your approach so far from post #1 “…even if it costs more” I see the million (total budget) falling.

If that’s okay you can keep planning like that... but I wouldn’t continue the design for that money.

Ok, the utility room is too big and the kitchen/dining area is too narrow. How do I make the utility room smaller? If I extend the kitchen wall upwards, the utility room will have no door anymore. I don't really like going through the kitchen to get to the utility room.

Thanks for the rough calculation. We did include a bit of a buffer in the 750k (at least I did, with my wife it’s a no-go), because building always turns out more expensive than planned. But the million is definitely too much!

How about arranging the rooms completely differently, that often avoids problems with poorly placed doors.

You could shave off a few centimeters from the WC in your floor plan to enlarge the seating area, but like many here, I absolutely recommend starting the planning over from scratch.
