Additionally, regarding the roof and roof terrace. By the time you send out the application, photovoltaic systems will most likely be mandatory for new buildings. And you can hardly fit anything on half of the roof. For economic and practical reasons, I would omit the roof terrace, enlarge the roof, and fully equip it with photovoltaic panels. Then you will hardly see your "ugly" red roof tiles :-)

Personally, what would bother me about the design is, among other things, the (single) garage "slapped onto" the house.


I find it somehow appealing. The sense and nonsense can surely be discussed, especially since it takes up quite a bit of space ... :)

What might still be a consideration: You have planned a single garage. What do the parking options look like otherwise? Do you already have two cars? Your children will be almost grown up when the house is finished. Then, possibly, more vehicles will be added that require parking space.

If the plot is as described above in the exterior presentation and a public area borders directly on the west side, I do understand the orientation of the living space towards the quiet garden side. I would still reconsider it fundamentally. The path from the garage to the entrance would be too long for me. If it is planned to carry the groceries through the utility room, you might as well put the front door there straight away. Furthermore, the long open-plan area would bother me. There is nowhere to retreat; from the sofa, you look directly at the kitchen area and vice versa. We had that in our first house, too, and I found it uncomfortable. I also find the staircase in the living area uncomfortable; in show homes that always looks stylish, but in everyday life, when the teenagers walk up and down with company while you are chilling on the sofa, that would not be for me at least. But that is certainly a matter of personal taste! I might put the kitchen instead of the office, dining where the living room currently is, and the living room behind that, adjoining the garage with the office. However, that is suboptimal in terms of sun orientation if that matters to you. As others have already said, I would try to separate the children along with their bathroom and the parents' area more cleverly. I would skip the balcony above the front door; it just costs money and has no use. A glass canopy for the front door is definitely cheaper. In any case, I would have an architect plan it completely freely, only specifying the room program. We also have a north-facing and otherwise difficult plot, and after the architect took what felt like forever, we started designing and planning ourselves for fun in parallel. But we would never have come up with the ideas he had! I also would have liked a straight staircase very much but had to realize that another design fit much better, etc. Even if, according to you, money is secondary in the discussion, I join the doubters regarding the amount here. Our architect estimated far too little. It seemed too low to us right away, so we were not surprised when, as the planning progressed, he repeatedly revised it upward (we also planned on doing part of the work ourselves). In total, it fits for us because we had already expected something similar and therefore budgeted accordingly. Unfortunately, it is currently really the case that a house of this size including a roof terrace cannot be realized with that amount.

Why do posts like this unnecessarily make a thread longer? Oh right, I forgot, people also want to get likes so everyone can see how great they are.

I already wrote that this is not fixed and can be removed.

Half the roof already has over 80m2. That means you already exceed the magical limit of 10kWp.

If your photovoltaic system is planned and implemented like that, you have wasted half the investment. What am I supposed to do with photovoltaic modules on a surface that faces north?

Me too. Unfortunately, the development plan doesn't allow more. Either the garage gets bigger and the house smaller or vice versa.

The garage actually doesn't serve as a parking space, but the area in front of it does. On the other side of the house, another parking space is planned; that's why there's a second driveway over the ditch. The pictures reflect the situation in the construction area exactly. On the west side, there are about 14 public parking spaces.

Of course, we will consult an architect, that's not possible to avoid. However, he should not plan past any possible wishes. One of the architects we already consulted with another design found the separate zone for the children outdated. That’s how it was done in the 70s, was his statement.

Yes, we will probably notice that soon for sure. We just wanted to hear opinions and criticism first, independent of what is planned or financially possible.

Why not contemporary?
You are planning with teenagers and one adult will stay with you.
It is not contemporary to plan a children's bathroom next to the parents' bed and still have to cross the relaxation area.
