Why do posts like this unnecessarily make a thread longer? Oh right, I forgot, people also want to get likes so everyone can see how great they are.
- Leave out the balcony. If you have a terrace, you will never sit there, especially if it faces the street.
- Leave out the studio and roof terrace.
I already wrote that this is not fixed and can be removed.
By the time you send out the application, photovoltaic systems might very likely be mandatory for new buildings. And you can hardly fit anything on half the roof.
Half the roof already has over 80m2. That means you already exceed the magical limit of 10kWp.
From an economic and also practical point of view, I would leave out the roof terrace, enlarge the roof, and fully equip it with photovoltaics.
If your photovoltaic system is planned and implemented like that, you have wasted half the investment. What am I supposed to do with photovoltaic modules on a surface that faces north?
Personally, the (single) garage "slapped on" the house would bother me, among other things, about the design.
Me too. Unfortunately, the development plan doesn't allow more. Either the garage gets bigger and the house smaller or vice versa.
One more consideration:
You have planned a single garage. How does it look otherwise with parking options? Do you already have two cars?
The garage actually doesn't serve as a parking space, but the area in front of it does. On the other side of the house, another parking space is planned; that's why there's a second driveway over the ditch. The pictures reflect the situation in the construction area exactly. On the west side, there are about 14 public parking spaces.

I would definitely have an architect plan, completely free, only specifying the room program. We also have a north-facing and otherwise difficult plot, and after the architect took what felt like forever, we started drawing and planning ourselves just for fun. But we would never have come up with the ideas he had!
Of course, we will consult an architect, that's not possible to avoid. However, he should not plan past any possible wishes. One of the architects we already consulted with another design found the separate zone for the children outdated. That’s how it was done in the 70s, was his statement.
Unfortunately, it is currently really the case that a house of this size including roof terrace cannot be realized within that budget.
Yes, we will probably notice that soon for sure. We just wanted to hear opinions and criticism first, independent of what is planned or financially possible.
