Why no architect? The whole thing will be very difficult on ~200sqm..

I would have placed the washing machine and dryer downstairs in the bathroom next to the study.
Do you think that won’t work? The utility room downstairs would only be for the heating and shoes. Cloakroom under the stairs and one each in the children’s rooms? Or what would you suggest? The issue with the circulation space on the ground floor is true. Somehow I just can’t manage to improve that :-( .
The external dimensions of the house may still vary. The general contractor had made us a floor plan for another plot, where the external measurements were 11.8m by 10.6m. That worked out well price-wise for us too.

We would actually like to have one children’s room at 8sqm. The older one is 11 years older than the youngest, and eventually the youngest can take over one of the bigger rooms. I think until then the bed/chair/wardrobe and playing in the living room will have to suffice. Or rather, playing in the garden or at siblings’ places...

The thing with the living room and passage to the garden really is annoying :-( . Mm. But somehow I would like to be able to see the garden from the sofa. Especially since you only sit there in the evenings. During the day we don’t have time for the sofa; instead we do crafts and write and eat at the dining area, so sunshine and a view would be great there.

I think so. The alternative is, however, that we stay at 160sqm with a mini garden. Also annoying...

UPS sorry, forgot. The [GU] has an architect. We will plan more closely with him. But I find it really valuable to also collect other ideas/plans/suggestions. So, many thanks to you already

But spend a lot of money to jump out of the frying pan into the fire? The stairs don't work like that anyway...

Have you ever talked to professionals? What is your budget? Why not build bigger or is that not possible on the property?

PS: Utility room downstairs and floor plan. Bathroom will definitely not work either. Pipes are still missing.. Unfortunately, we also had to realize.. that the building services actually require quite a bit of space overall.
