Do you have this building window or a building line where the house must be located? Could it be placed on the right side at the 3-meter boundary? And where should your parking space go at all?

I unfortunately do not know that. I believe one must keep at least 3m distance from the street. Parking spaces: to the right of the house for visitors, in front of the house 1 or 2 diagonal or perpendicular, and to the left of the house a driveway with a carport. Or vice versa. Something like that. On the right or left, you are allowed to build up to 3 m from the boundary. Theoretically, therefore, right at the front of the building line (is that what the front side of the building area is called?)* 11.35m wide.

So, I’m done... in the back it should be about 14 meters (Baufenster) I dug out my old PC with my good software, with which I could run the calculations [emoji6] I will transfer the files tomorrow.

But I have to be honest: I moved the staircase back and forth, tried different models. None of them work - except mine or similar ones.

Not even your planner’s staircase works, if it is supposed to lead to the attic as well, the head hits the rafters.

And I definitely recommend this: although I planned a big closet for the guys in the hallway, also the laundry room again, you definitely need a direct staircase to the attic for storage and keeping things. If I were you, I wouldn’t settle for a pull-out staircase.

So I planned something similar to the current one of mine, but with everything you want in it.

That sounds nice, but unfortunately, it is also typical of the builders who construct all kinds of crap – unfortunately, even unfurnishable rooms are approved.

Yes, the development plan would be appropriate by now to continue the discussion in a qualified manner.

The building envelope is limited by lines drawn in blue (building boundaries, which you can touch) or red (building lines, which you must touch).

No, it should not, see folding ladder in the floor plan. Otherwise, yes, your head will hit.

I am very curious

We had an appointment at the plot today. We agreed that the entire house can be newly planned again with their architect. With the design drawn now, we at least have a figure of what the house would roughly cost and whether one can even accommodate us on this plot with about 190 sqm plus or minus. And yes, somehow it works [emoji12]. So we are buying the plot now.

Should I put the development plan in here now? Or would you like certain information?

One more question about the plot: there is a large tree in the building window and three more smaller ones close by. The marketing Sparkasse has offered us a price reduction because of these trees. We (so me, my husband currently has no time for this) are supposed to make an offer.
What should I propose now??
The felling including root removal of the large tree will cost about 1500 euros. The plot is supposed to cost around 80,000. Another construction phase was just developed there, so there are several plots.

Yes, the retractable ladder from an average house was used. I can't follow that if, as a planner, you don't even remotely consider usable space for 7 people from a standard house for 4 people. Sure, another staircase costs again, but the family needs the space in everyday life. I would also have thought about a split-level with 3 children's rooms facing north as a line of thought, then you can actually think multifunctionally by preparing a granny flat and an adequate space for a practice. there was also no needs assessment and consultation regarding the optimal building form or roof type, e.g. shed roof, possibly offset, so that the rooms in the north benefit from the southern sun?
