You wouldn’t build a "market property" anyway because of your atypical family today. So a tiny resale advantage from KfW against the Energy Saving Ordinance could be of no concern to you. I would estimate that the additional cost compared to the subsidy amount already speaks against KfW. Let the energy transition be the concern of the DINKs; you contribute more practical support to the pension system for that.

So enjoy the 13 cm more of the house width...

What is actually the roof shape and, if applicable, ridge direction in the latest floor plans?

Correct. Resale value isn’t really that great anyway, I’m afraid [emoji23]. But thanks to financial security, it’s not a problem. Hopefully it won’t have to be sold within our lifetime. And after that, it would be paid off anyway.

Orientation. Hmm. The neighbor's house is aligned parallel to the street, front facing south. We have the same development plan. Roof: a hip roof would be nice.

I meant the specific latest draft, there I only see floor plans. At the bottom it doesn't really matter, but on the upper floor/attic, the location of the stairs depends on the type of roof and the ridge direction – so you have to decide on that. Which ridge direction is planned there? – with a gable roof it matters considerably, with a pyramidal roof there's basically none, and with a hipped roof only a little. The stairs to the attic lead me to this inquiry.

I honestly do not know from the current "Diskussionsgrundlage." We will receive the complete plans only after the 2nd architect meeting, which is scheduled to take place during next week.

I also gave it a try.

Stairs as a spiral staircase now in the middle of the house.

Parents’ bedroom, small but maybe sufficient. Unfortunately, only about 400 cm of closet space, additionally around the corner. But on the other hand, the 2 bathrooms are again on the living floor, so one can also be used by visitors.

Little general storage space, therefore the stairs to the attic are continued a bit steeper. From knee wall height 100 cm (22° roof pitch plus 50 cm knee wall) shelving in the northern area. Opposite the stairs another approx. 250 to 300 cm wardrobe for seasonal items. Space for all sorts of other things. A roof window right in the area of the stairway, so you don’t always have to search there only with light.

Living area now a bit more private, sofa positioned so you can also see the beautiful view, which is supposed to be to the south (or did I remember that wrong?). Window sill height on the south side possibly set even lower here. TV between the windows, so you can also watch there at noon sun without closing the shutters.

Piano moved more towards the top of the plan, while the bottom left corner is reserved for the Christmas tree.

Table with long bench ... that way the table can easily be extended without turning it when guests are present.

Kitchen on the right side of the plan somewhat enclosed the side-by-side fridge/freezer, now however opening in the “correct” direction, so the fridge part opens towards the kitchen work area. Still, the fridge is easily accessible from the table as well. Cooking along the wall ... ideally with an integrated ceiling extractor hood that can be vented to the north behind the paneling above. For working then a sink island, and if you need space, then on the left side cupboards with reduced depth. A dishwasher could also be placed there, easily within reach.

In the entrance area first a wardrobe section for the current outerwear. Under the stairs another closet and opposite child 3, e.g. also a shoe cabinet. Slightly out of sight, but in the warm area (no garage), the stroller could be placed under the stairs. There can also be things there that need to be taken along on the next shopping trip (glass for recycling, plastic bottles, etc.).
