It's quite interesting what happened between the first drawing and the last floor plan variant. That is probably the most tragic thing, that the general contractor or architect would have taken over the floor plan like that.

I briefly skimmed the first 10 pages earlier...
Is the price estimate for the house still at 300k€?

The final price estimate is still pending. I will gladly provide it once it is completed.

We are now shortly before submitting the building application. I'm curious to see what unforeseen issues might still arise, but at the moment we are still paying around 280,000 for the house without floor and wall coverings (except bathrooms), including the base slab. That is what is stated in the contract. Sometimes there were 500 more here, sometimes 300 less there. But overall it balances out. For incidental construction costs, the prefabricated garage, floors... we have planned another 100k. By the way, the heating will now be a combination of a gas condensing boiler and an air-to-water heat pump.

Well, then it starts in spring.
Would you like to show the final floor plan?

Soon, gladly

This week we received the letter that we are allowed to start construction as of 12/31 [emoji322][emoji4]. It will probably still be February or March, depending on the weather. The construction plan meeting is still pending. Luckily, we finally have an earthworks contractor.

So far, the sample selection has only brought us additional costs of 1700 euros, since we want stone window sills instead of aluminum for the exterior. The foundation slab also costs 2500 euros more due to the soil conditions.
So far, we are still well within the budget and have plenty of room to spare.

I don't know whether a small groundbreaking before the turn of the year could formally bring any legal advantage or disadvantage.
