In general, a double carport would also be an option. But even then, I would want to completely wall up the west side towards the neighbor and the south side towards the garden. And then it would look ugly again from the kitchen window.

The door in the garage catches my eye. When it is open, only an interior length of about 5m remains. For example, an Opel Astra ST is already 4.7m long. If the car is parked too far forward, you will knock unsightly corners into the bumper with the door.

I see here exclusively rooms of significantly lower residential value or utility than their nominal floor areas would suggest.

That would be my main argument against the GU box-layout, even if otherwise a standard 08/15 might suffice: the many residential-value dead square meters that such a unloving design brings along.

The total area would, for example, quite certainly allow for a proper dressing room instead of this wardrobe privacy screen. One might not like controlled residential ventilation, but not at the same time with a small bedroom air volume. A toilet in the basement means a lifting station.

I do not understand the objection of the building inspector with a garage in the east: that would only be 3m, and I would, in any case, not go below 5m in front of the gate. I find the suggestion of the eastern driveway good.

Thank you for your feedback.

Regarding the worthless square meters: we fill all rooms very well with our furniture, only in the hallway would there be "air."

I am currently working on the dressing room....

A garage in the east is out of the question because, as already mentioned, the house would be too close to the neighbor and his garage. The 3 m building line on the right at the sidewalk must also be respected by the garage. With 21 m width - 3 m building line - 6 m garage - 10.5 m house, about 1.5 m remain to the neighbor's boundary. Even the nicest west sun won’t help me if the neighbor sits a meter further over.
