Just my opinion: If the stairs are not to be altered, then the bathroom won’t get any bigger either. Meaning, no T-bathroom. Otherwise, you can still swap the bedroom with one of the children’s rooms, but that’s about it.

And downstairs, the hallway is still a mess (well, that is a matter of taste, but wasting over 15 sqm for secondary living space is also dumb). But you can’t really approach that sensibly either because many things are so fixed!

Is Katja on vacation? She’s always the first one with better ideas!

EDIT: Have you ever thought about using different dimensions for the exterior walls?

My point was only that the property alone, although initially looking simple, can present certain difficulties regarding positioning. And this is precisely where the general contractor who slaps their template design onto the property with minor adjustments (and then you look out of the kitchen window onto the garage wall) differs from a planner (who can also be a general contractor) or architect who harmoniously places the building and floor plan on the property. It's not always as simple as one might think.

I understand your views and share this opinion, but we will definitely build with this general contractor. The floor plan is not good, but not bad either. Therefore, I am optimistic that the few things that bother me can still be resolved.


Improving the floor plan without moving the stairs and thus possibly negatively affecting one of the floors is actually difficult.

What is the use of thinner exterior walls?


First of all, get well soon!
The site plan is fixed. Access is only possible from the north and south (rather not). In the east, the 3 m building boundary must be observed, also for garages. Therefore, the garage is placed in the west to have distance from the neighbor.
We don’t have the exact measurements yet, but it should be about 21m x 38m. 21m width - 3m building boundary, so 18m remain for the house (10.59m) and garage (6m) to the neighbor’s boundary in the west.

You can do that. Planning with an independent architect as well as building with exactly this general contractor are not mutually exclusive, but complement each other.
