Nothing has been written here yet about the positioning of the house, except the question of whether the access can be from the northeast, which I denied. Or what do you mean by positioning?
In the model house park Günzburg, there were 12 sqm bedrooms... in case you are interested, and they were sufficient for us. As I said, only a bed has to fit in.
Maybe I gave the wrong "impression," I am very open to your criticism and would of course improve the floor plan accordingly. I only express my opinion when I say: we want a small bedroom, the pantry is big enough, etc. And I can say that because, as already mentioned, everything has been measured and tested.
And how to better divide the 160 sqm... that's why I'm here.
We have to shovel snow on the sidewalk in the east.
Initially, our floor plan was as you suggested... living room and kitchen swapped. But we had it changed because neither of us are great cooks, I cook something quick once a day, otherwise we are all in the living room. I think it's also more practical if I, for example, iron in the living room and the kids play on the terrace.
Just my opinion: If the stairs are not to be altered, then the bathroom won’t get any bigger either. Meaning, no T-bathroom. Otherwise, you can still swap the bedroom with one of the children’s rooms, but that’s about it.
And downstairs, the hallway is still a mess (well, that is a matter of taste, but wasting over 15 sqm for secondary living space is also dumb). But you can’t really approach that sensibly either because many things are so fixed!
Is Katja on vacation? She’s always the first one with better ideas!
EDIT: Have you ever thought about using different dimensions for the exterior walls?
