City villa floor plan 160 sqm - Please provide tips!

Thank you for the recent contributions.

I have drawn our furniture to scale, everything fits well, including plaster and baseboards considered.
Only the dressing room and wardrobe would not work as is, as already mentioned.

To make the dressing room and bathroom larger, one could take 1 sqm from each children's room (shift walls), but then the doors would shift and you wouldn't be able to enter Child2's room anymore. Or am I seeing this wrong?

And whether the room next to the kitchen is called pantry or storage room, I think it doesn't matter.

Topic ventilation......thanks for the hints, we will reconsider the whole thing.

Topic site plan.......UNFORTUNATELY UNFORTUNATELY the access CANNOT be from the northeast (development plan). Only from north or south.

Topic architect..... We want a plain vanilla 0815 house, no slope, no bay windows, etc. Therefore, I think the architect from the general contractor should be able to manage such a floor plan.

Not only would the door shift, but the floor plan would change with the relocation of the staircase from KG to OG. And I don’t see just 1 sqm there.

Apparently, your GU can’t deliver a run-of-the-mill house.

Print out the floor plan 10 times and scribble on it a bit. That way, you’ll get some ideas about what’s possible and what you like.

I would rather not move the staircase, as otherwise the living room would become narrower. I find 4.38m width to be optimal.

Problem recognized :-p. Everything has to be considered together. It’s not just a matter of moving walls.

I did say, it will not be the floor plan!

oh dear oh dear we have already received several plans from different construction companies....garage in the east...stairs in the north...etc...everything looked even "uglier" and this floor plan is the only one that unites our wishes.

And I don't even want to start on the topic of construction costs and what is included with the talent you have for designing a functional floor plan for us.

Hopefully you are thinking of 2000€ per sqm of living space + assembly + basement + incidental construction costs and outdoor facilities.
