Of course the space should not be as extreme as it is with us now, wider is naturally better. Yes, I already notice, 17 sqm bedroom and it doesn’t fit anywhere.

Not omitted, but first "overlooked" with all the drawing. Thank you very much for the hint! I definitely have to discuss that with my husband, but it really is not worth it.



I discarded the external dimension 9*11m again... stairs moved --> bigger bathroom (great) --> smaller kids’ rooms (okay like that) --> but the bedroom even worse than before, bigger, but totally awkward and walk-in closet still doesn’t work.



I will now try to change the old scale, shifting the stairs is unavoidable, I have realized that and will give it a try.


Thank you very much for your effort despite illness.
We had received a similar design from another general contractor. What personally bothers me about it: the entrance door “flees” away from the garage... in rain I want to be in the house quickly. Also visually from the outside... not “my thing”... garage, window, strip window, door. I hope someone understands me.
I quite like the corner with the terrace, but I think it will be more expensive than an almost square house.
The wardrobe looks great! That way it makes sense, also the walk-in closet upstairs very nicely solved.

I do not mean free spaces, but empty square meters in terms of area without living quality, size without a perceived increase in space.

See #23, the gray area would be the garage.

Bearing six-figure financing for zero status improvement does not bother you?

Bedroom with small area means bedroom with small volume means (you don’t like controlled residential ventilation anyway) faster used-up air means less restful sleep, "gray" blood / tired / weak ... and all this just for area asceticism in a house where otherwise much area lies around uselessly :-(

Front door and stairs could still swap places if that helps. Umm, no. Light strip? Where? The windows are just quickly put on here. This is a sketch without fine tuning. Visually, there is certainly more to do. You could also twist things a bit here and there with wall offsets. But whatever. The fundamental question is what you want to do with the area between the garage and the house. That will always be around 2.5 - 3.5m. Since the garage is in front of the sun, it is too little to actually let light in. Also, it’s quite ugly to then stare at the garage wall from the house. You might perhaps create a nice wooden arcade and put the entrance underneath it. Something like this: But completely without anything, I really find the alley a toad.
