We recently had a house of 10 x 9.5 here, and a utility room and office still had to go into the ground floor... somehow it worked out in the end. But it was weeks of work and very sweaty for the OP.

In my opinion, moving the stairs could be a good start.
I discarded the external dimension 9*11m again... stairs moved --> bigger bathroom (great) --> smaller kids’ rooms (okay like that) --> but the bedroom even worse than before, bigger, but totally awkward and walk-in closet still doesn’t work.
I will now try to change the old scale, shifting the stairs is unavoidable, I have realized that and will give it a try.

We had received a similar design from another general contractor. What personally bothers me about it: the entrance door “flees” away from the garage... in rain I want to be in the house quickly. Also visually from the outside... not “my thing”... garage, window, strip window, door. I hope someone understands me.
I quite like the corner with the terrace, but I think it will be more expensive than an almost square house.
The wardrobe looks great! That way it makes sense, also the walk-in closet upstairs very nicely solved.
