City villa floor plan 160 sqm - Please provide tips!

If you move the front door, the hallway will become even bigger

What do you think about making the ground floor a bit more open?

If you remove the wall between the living room cabinet and part of the kitchen, even the small child can use the hallway as a play area and you have everything in view. Nevertheless, the staircase is not fully integrated into the living space

The page count almost says it all. I see the lament described there coming for you as well. At the beginning, there was also a builder with naive hope, the GU architect was just a little behind the curve in understanding the builder.

A few glances at your floor plans are enough for me to recognize two things: 1. when the builder says "dressing room" and "pantry," the GU understands "we should just put a wall each in the bedroom and the kitchen."


2. You have little spatial imagination, translating numbers in drawings into built reality: "parapet height 1.00" (the living room window in the basement) – I don’t see any light wells – clearly indicate that you should probably place your bet with the five-step faction. It only takes forgetting to include the insulation under the slab during excavation, and the basement becomes a full story. Alternatively, I’m wrong about the height and the heavy rain pours in through the windows – you can decide which.

Here a GU already seems to reach its limits with the careful individualization of a "Stadtvilla Janet 160." I get the impression of a GU just as reluctant to create detailed drawings as with R.Hotzenplotz, and I can practically see the boxed-in downpipes already in front of me.

Can you still change the provider? (otherwise I fear expert costs about the price difference between a garage and a carport).

Thies is right. With these plans, one could really get scared. Does he have references that you can look at? Have you spoken with the builders who have already worked with him?

think carefully about this. We used to have only one vacuum cleaner on the ground floor and it was very annoying to carry the vacuum cleaner up and down the stairs every time. If you wanted to vacuum in the kitchen, the vacuum cleaner had suddenly disappeared into a children's room, and of course the kids bumped the vacuum cleaner into the stair steps while carrying it upstairs. For every vacuuming on the upper floor, you have to go through the living room and kitchen.

Do you really want 3m sliding doors in the living room? I'm not very familiar with that, but when we built, they said such large glass doors always cause problems. Has that changed?

That's exactly what I meant. Maybe give the kitchen 1.5 m of wall depending on design and taste.
