A few glances at your floor plans are enough for me to recognize two things: 1. when the builder says "dressing room" and "pantry," the GU understands "we should just put a wall each in the bedroom and the kitchen."
Windows everywhere – does he look out? Then it probably needs a staircase to the entrance?
2. You have little spatial imagination, translating numbers in drawings into built reality: "parapet height 1.00" (the living room window in the basement) – I don’t see any light wells – clearly indicate that you should probably place your bet with the five-step faction. It only takes forgetting to include the insulation under the slab during excavation, and the basement becomes a full story. Alternatively, I’m wrong about the height and the heavy rain pours in through the windows – you can decide which.
Here a GU already seems to reach its limits with the careful individualization of a "Stadtvilla Janet 160." I get the impression of a GU just as reluctant to create detailed drawings as with R.Hotzenplotz, and I can practically see the boxed-in downpipes already in front of me.
Can you still change the provider? (otherwise I fear expert costs about the price difference between a garage and a carport).
