Shame on me

My colleague’s name is Oliver , but I meant you. Only he always chimed in here... oh well, you don’t get any younger ops: ..sorry

I have just checked your points again.

    [*]The ground floor is almost identical both times. In the floor plan, the living room changes a bit due to the possible window front of the gallery. (except for the pantry, which I hadn’t placed properly)
    [*]The parents’ bedroom would only be accessible through the dressing room.
    [*]From the dressing room you go into the bathroom. From the corridor outside also directly into the bathroom.
    [*]I "actually" don’t see a toilet upstairs as necessary. I think it will either be a toilet or a storage room.




As Jochen mentioned, I couldn’t really fit the pantry properly, which is why I left it out of the newly optimized versions. I only know it from my parents’ house, pantry with sliding door about 1.50 meters by 4-5 meters. Actually sufficient for the purpose. But it would need to be reconsidered.

As mentioned, I have now left the pantry out again and created versions with and without gallery as Yvonne suggested.

That would be okay too. I was also corrected on that. According to your sketch, however, the pantry would have been just over 80 cm. And then it is questionable what one would place there.

Yes, I can't deny that.

In terms of space, the pantry would probably be the only possible or conceivable option there. Regarding the dimensions and scale-accurate configuration, that’s not 100% correct anyway? It’s "actually" about the placement of the rooms or the house and the garage on the plot or within the building window, with which I want to proceed to preliminary planning. It should then also be consistent in detail regarding m² and house size.

Sorry, the pictures were so small for me that I actually read bathroom as bedroom. But for the bathroom I would only provide one access.

I like the second option better. The open space is visually nice, but I doubt it will bring you great benefits over the next 40 years.

Next, I would draw the variants with realistic wall thicknesses and realistic furniture. That way you can already estimate whether it is enough for your space requirements or if you might even save half a meter somewhere. Regarding the stairs, there are some nice size overviews here from .

I'm not one to spoil the fun, but if your limit is 300000, then you shouldn't fall in love with the glossy photographs. Such a staircase costs money, as does an airspace, then the amount of sqm with offsets... Large window areas... With the oversized garage, I rather see a 4 upfront. Without a basement! But I'm no expert on house costs, though I can definitely recognize "small" costly details

Oh, I thought I had missed something.
Regarding the accesses, I thought the parents would then always have to leave the room (in case there are guests with the children, or whatever). But I’m still a total beginner when it comes to all this and glad to be taught otherwise

I need to get smarter regarding such drawing programs, so far I have only done this with the usual available drawing and writing programs.
Let’s see if my CAD programs still work.

As for the stairs, if kbt09 doesn’t jump in, I will try to tackle it myself.

Oh Yvonne, don’t worry about that. Most people are glad that there are people who take some wind out of the sails for us amateurs. You see and read a lot from the, as you so nicely put it, "glossy photos or miracle brochures and show homes" and in the end comes the rude awakening.

Regarding the real costs, I will certainly be able to roughly estimate that explicitly in the next weeks and months. An appointment regarding the preliminary planning will be arranged in the next few days. Then, as you surely know too, the cut list can begin, and step by step one will get closer to the possible realistic object of desire. (Currently, I am still optimistic that we can achieve quite a bit with subsidies based on the experience of acquaintances’ construction sites we have now worked on. Also with the background of acquaintances and family constellation in the construction trades such as electricians, structural/civil engineers, masons, carpenters, landscapers and a very good friend with his own joinery). But we already discussed this topic elsewhere.

Nevertheless, I could, for example, very well imagine your floor plan even without a gallery. I think we will really go for it or I will try to draw it with wall thickness. Possibly also with a slanted wall at the top as in the design with the gallery, but without the gallery. I find the slant loosens up the whole layout a bit in the hallway. (Even if still done with drawing board and the old-fashioned way).
