Just my opinion: for me, a guest room is pure luxury (but maybe it also depends on the frequency of visitors), but then the guest room in the basement?

How often do you have guests? If necessary, the kids could share a room and give up one room to the guests for 1-2 days, or in the ground floor (living area).

At first, I also planned a guest room on the ground floor, but the more I dealt with it, the easier it was for me to decide against it.

Btw. I personally find the guest room in the basement terrible. I'd rather go to a hotel than sleep somewhere in a dark basement. But to each their own.

You have already signed? That is interesting. What exactly is fixed? What is stated, for example, about square meters or enclosed volume? What about floor height, clear room height on the 3 floors, execution of the stairs, window sizes, terrace doors, roof shape, and so on?
