City villa floor plan 160 sqm - Please provide tips!

Bay windows and such expensive things are out of the question for us.

I also think a half-landing staircase is great. Does anyone know how much more that costs than a normal staircase?

It seems to me that the budget for the project is very tight or even already overstretched. Why don’t you do like most people, build 180 sqm instead of 160 and simply omit the basement completely? Ten square meters more upstairs and downstairs are enough for the technical room and utility room, and the talks with the bank ease up enormously.

What do you mean by house next to house? There should already be 6m in between, so 2x 3m setback from the border. Or did I miss something?

A basement is "mandatory" as it will house the hobby room and guest room. Yes, exactly, 6 m between two full stories (as in most residential areas) we find far too little. But everyone has their own opinion on that.
