City villa floor plan 160 sqm - Please provide tips!

Something to think about:

- The pantry without direct access from the kitchen is not a pantry but a storage room. So create a direct access. Otherwise, the pantry has no added value.
- The master bedroom is too small; 3.16m minus 2x2m leaves only 58cm passage width. My PC keyboard is almost that wide.
- The hallway is as large as the kitchen. Therefore, I assume that the hallway is at least, besides the kitchen, one of your main living areas in the house, right?
- The storage room is only 80cm wide after subtracting a cabinet + baseboard?

Just because of these 4 points, I assume the floor plan should be redone. Especially on the upper floor, if the bedroom and the dressing room are redesigned, a lot else will look different.

- The access to the pantry should be from the kitchen, we have already noted that. The pantry is 1.59m wide - a 60 cm shelf is just under 1m. I think that should be enough to fill a wall with shelves.
- The bed in the bedroom should be on the long wall (4.02m). The furnishing in the plans will not be as depicted.
- Regarding the hallway, I completely agree with you. It is too big. But I wouldn't know how else to do it.

What is the reason for Basement 3? Is it supposed to be a basement guest WC? If not, then it will only increase your construction costs. It's probably 2-3k€ for the wall and door + more complex tiling work.

Then you have to be careful with the parapet height in the bedroom. Not every bed fits with the standard parapet height. For example, the headboard of our box spring bed is 1.30m.

And save yourselves the second lift-and-slide door. That's how we did it. We have exactly those dimensions. A lift-and-slide door costs 4400€ net. The fixed glazing divided costs 1400€. You will not use both at the same time.

- And one more thing, a fireplace without a chimney is dumb.
- If you plan a controlled residential ventilation system, you have to plan the piping from the basement (KG) to the upper floor (OG), that is to the roof. That means you need approximately 25cm x 75cm from bottom to top going straight up along a wall of the technical room.
I don’t see that at the moment! So it can’t be realized with this floor plan.
