Oh sorry. The house has external dimensions of 11.4 X 8.8 meters (but will probably be shortened or narrowed by about 0.3 meters again). The plot without driveway is only about 360 m² and the house would be just over 9 meters high.

Since the neighbor is also still in the planning stage... have you ever thought about a semi-detached house? That would make much better use of the limited space. 360sqm is simply extremely little for a detached single-family home.

Given the stubbornness of the dialogue (every dripping faucet is more lively) I can only quietly admire that you are still making suggestions at all.

There is a reason why I have held back my opinion so far. But when people desperately try to create a 3m garden, I do want to help...

11ant: Please just ignore the topic. How many times do you want to say how stupid it all is?

We had also considered the semi-detached house, but the other party was rather against it.

WilderSüden: What exactly do you mean by that?
Isn't it understandable that on a small plot of land one would want to minimize the front yard and only use it as a parking space and put a carport in the north?
It is certainly a matter of taste whether one prefers a garden or a larger driveway, but one can surely understand both, right?

Of course, it is understandable to want to optimize the garden. However, this does not happen by simply dividing the plot in the middle and then placing two houses each with a 3m boundary distance. A solution worth considering here would be, for example, to realize the parking spaces of both houses together at the street and then put a semi-detached house on the remaining plot. You save the hassle with the rear access road, you save space because the path to the house can be much narrower than 3m since a footpath can be significantly narrower, and you save the boundary distances. 360sqm is not a size for a detached house; that is the domain of semi-detached houses. And both you and the neighbors should be aware that with the small plot, there will be no more privacy than with a well-planned semi-detached house.
