The floor plan reminds me of our own.
Regarding the wardrobe: I think it’s perfect. With children, it can never be big enough. However, on one side, I would only put hooks for jackets etc., so it doesn’t get too cramped when several people are in there at the same time.
Regarding the guest WC with shower:
In our current terraced house, no one uses the shower, so we don’t need it. But if someone thinks they need it, fine. Especially since this one finally has a pleasant size, where you can move around. However, I would consider placing the WC on the side of the utility room.
Regarding the utility room:
I also think the space might become tight. We have 12 sqm and no door to the garage, but as suggested above, the garage roof is extended as an entrance canopy.
Regarding the living area:
Personally, I don’t like it when the TV stands in the middle of the room. I would put it on the office wall.
Regarding the kitchen:
The island is somehow out of the way. You should really engage deeply with the kitchen planning and think about how the workflows should work.
Regarding the children:
The children’s rooms are sufficiently large. And for bedroom and dressing room, we also have 20 sqm together. In our case, the dressing room is between the parents’ and children’s rooms.
Regarding the bathroom:
I don’t like the layout with the wall. With 13 sqm, you can arrange everything openly so that the size of the bathroom can be utilized and feels spacious.

We also have a 750 sqm plot in the new house. That is generous enough. I find 1500 sqm a bit much! Where is the cornfield? Is it really so close to your house that it could block your view? In which direction is the field? Is it building land?
A site plan would not be bad.

Yes, you're right that it makes a difference regarding lighting conditions and windows. But mostly it's talked down here when, like us, you put a utility room in the south. Therefore, for me, the floor plan has to work first and foremost – and it either does or doesn't, regardless of location and orientation. ;-)

You're also right about the staircase. Everyone has to decide that for themselves, just like everything else; the important thing is to be shown the pros and cons and to be aware of them.

I would have been glad if I had known about this forum eight years ago. Then we probably would have made fewer mistakes in terms of the floor plan back then. We wouldn’t have been deterred from the orientation (southwest) because we wanted to build energetically sensible. But unfortunately, that turned out to be not sensible for us. What good are large windows facing south and west if we mostly have the shutters down even in winter because the sun blinds us at the dining table and it gets unbearably hot inside as soon as the sun shines a little? But as I said, in the new house we’ll have a shaded (downward sloping roof) terrace facing south and one facing east. We have a little garden to the south and the main garden to the east, where we even get evening sun.

I don't think the idea from is that bad. You could swap the WC and the office - losing half the square meters in the office probably won't be very noticeable. Then you could also make the utility room a bit bigger and the WC would be closer to the living area. I don't think a second shower in the house is a bad idea either. We also have one on the ground floor now and we don't use it very often, but we do use it. However, our children are still small and rarely shower alone - but that will probably change once they get older.

If the bathroom downstairs were swapped with the office, the piping for water and wastewater would be completely different. Until now, the bathroom upstairs is located above the bathroom downstairs, which would no longer be the case. However, most connections including the drain for the washing machine should be located in the utility room anyway, so this might not be such a big problem. I just wanted to point that out. And the office would then be on the north side, in case that might be an issue.

Isn't that East?
With us, the WC is next to the garage, and next to it is the utility room.
The drainage of the upper floor bathroom should still work. If it becomes a closed staircase, the space under the stairs could also be added to the office.
However, what I notice now: you have no pantry and no storage/broom closet. That means everything has to go into the utility room. That would be too small for me.

The suggestions are now also getting more amusing: WC next to the living room, office/guest room behind the wardrobe as a small back room with access under the closed staircase....?! :rolleyes: The hallway with its wardrobe does not need a closed staircase. In terms of spaciousness, an open staircase would be a highlight for the eye :)
