Do you find the floor plan of our city villa okay?

I personally like it much better. Why don’t you straighten the garage at the back? That would give you a bit more space in your workshop. I would move the shower in the guest bathroom further back. The door in the front is in the way. And why is there this stub wall in the hallway? I would also leave that out. It just confines you. How wide is the living-dining room now? Unfortunately, I can’t tell, but to me it seems quite narrow – but I could be mistaken.... At first glance, I don’t notice anything negative upstairs.

I like it quite a bit, but I find the entrance area at the bottom huge. It’s almost like a dance hall. But the design is definitely better.

The living room looks as if it had to be quickly squeezed in somewhere at the very end. Even if the dimensions are supposed to be large enough, which I doubt, some look at the TV wall or obliquely at the door to the external technology, and others look along an exterior wall through a small window with blinds.
The dining area is huge, the sink and panoramic cooktop on a 2.4m island are too cramped again, the entrance area is moderately functional.

Rooms were swapped on the upper floor; are they now in their optimal position? The access to the bedroom at the head end is uncomfortable.

... I like it better, also in terms of the window arrangements. Nevertheless, the hallway on the ground floor uses too much space, you are practically sitting in the hallway in the living area or looking at the front door. The hallway is bigger than the living area ;) I cannot see any measurements.

Where else should one look in a TV corner if not at the TV wall!? Life in many families doesn’t take place in front of the TV, but rather at the cozy (large) dining table. That is why the size of the TV corner and the dining area also fits.

A fundamental question: Why do you put the staircase right in the middle of the house? This long, straight staircase in the middle takes up an incredible amount of space and, in my opinion, destroys all the freedoms you would have regarding room design.

In my floor plan that I once posted here, it wasn’t possible any other way due to the requirements in the development plan, and I always got annoyed because I couldn’t banish the staircase somewhere in the north as a U-shaped staircase.

My floor plan was also criticized and thoroughly torn apart from all sides back then, and rightfully so! Really consider whether a fresh start with an architect wouldn’t be more sensible. I didn’t want to believe it either, but our architect (as I believe a good architect should) first threw our floor plan into the trash bin and then surprised us with a floor plan that knocked us off our feet. In the process, he also mentioned and implemented details that we hadn’t even considered before.
