Even though city villas are currently popular and offer advantages, one should consider whether they really fit the plot and your lifestyle due to their rather square dimensions. Here I see a contradiction with a ceiling height of only 2.5 m. With large rooms, it gets somewhat dark as you move further away from the window, and large rooms feel oppressive.

The staircase in the entrance area is also a bit unattractive because of the dirt brought in that you might walk through, so consider planning the start behind a sufficiently large wardrobe.

Enclosed rooms like in your and the architect’s design rarely make sense and disturb the residents. For example, I like a parents’ wing with a small vestibule, dressing room straight ahead, bathroom on the left, bedroom on the right.

I would not show your floor plan; point out the critical points with your insights, the architect must keep planning until it fits.

I am just stumbling over this information again. The district does not specify living space; it specifies the buildable area through the development plan.

So, what exactly is stated in the development plan?

@Wanderdüne: Well, a ceiling height of 2.70m is also welcome. 2.50m was our minimum height, depending on how it looks afterward and what it costs. Otherwise, there are only floor-to-ceiling windows in the living area, so I actually expect enough light. The note about the stairs is a good hint, thanks!

@ypg: That is not correct. It is an area in the outdoor space; there is no development plan here and there will be none. The area is currently designated as agricultural land. However, the building permit was promised by the district authority as an infill development. And for this building permit, our district authority sets a limit of 160 sqm of living space. If, contrary to expectations, this does not work out, we will use the "old part" joker, which is also capped at 160 sqm.

From my perspective/experience, this is by no means a joker, but in fact a torment. When it comes to agricultural Altenteile, you certainly don’t get to do whatever you want; even less than with an established development plan. It can go as far as the caseworker dictating how big your new bathroom is allowed to be ...

Well, as far as I have gotten to know our community and our district in recent years and also spoken with those who have built a retirement home in the village, it has always been uncomplicated. At most, the distance to the farm or similar was criticized. For us, it is a joker. Likewise the additionally available cotten, which could be renovated.

But it doesn't matter, we are moving away from the topic "floor plan" and ending up with general or already clarified things.

We were at the architect today and did not show our plan, which turned out to be the right decision during the course of the conversation. The architect understood us quite well. Based on his first drawing, changes and conversions will now be made. Overall, I had the feeling that he clearly understood our wishes and now hope for the second draft. Once the exterior walls are set according to our "taste" (also because of the exterior view), it should be easy to manage inside as well.

In this respect, we will now also think from draft to draft and only note our wishes/details verbally or with example photos.

As far as I'm concerned, you can feel free to close the thread.
