Opinion on floor plan - 2-story single-family house

Much has been mentioned. Then there is the [Windfang plus Diele] ... In my opinion, way too many wasted square meters. Since it is only a sketch, starting over should not be difficult. :)

Thank you first of all for your answers and suggestions!

It was criticized here that the hallway and utility room would be too dark and too large. The passage from the hallway to living/dining area would be closed with a double glass door, and the utility room would have a window on the east side (right side of the plan) and a strip of light next to the front door. Yes, sorry, I unfortunately haven’t drawn the windows in yet. :oops:
About the size: I thought that when the family comes in from outside (or also visitors, with us usually the entire extended family shows up at once :rolleyes:), everyone can comfortably take off their possibly wet, dirty clothes/shoes without crowding, and the dirt stays in the utility room.
Since we are not planning a basement, we will among other things build a fitted cupboard under the stairs, as well as in the utility room, as storage space. So that the hallway doesn’t feel cramped, it should be somewhat larger, or what do you think?

Passage bedroom - dressing room: It is 1.38 m wide in the original floor plan of the house company. I haven’t managed to transfer this accurately now. ;)

Door between kitchen and utility room/pantry: Ok, that would be something to consider leaving out.

Locking the bathroom: Ok, both my husband and I are not used to locking from our parental homes. It is also something worth considering.

I have inserted the corners in the children's rooms to get rooms of equal size right away, which is very important to me. Whether the corners have to be exactly where they are now is of course the question. But otherwise, I simply couldn’t achieve rooms of equal size. Does anyone have a solution for that?

Window positions are important. Just as important are the views. You can’t plan that separately – the house should also look like a well-designed house from the outside.



You pay just under €10,000 for 10 sqm for this luxury. A windbreak area is not necessary nowadays. Instead, you have a closed hallway – that should be enough for visitors, even if they show up in a crowd. It’s important to have a comfortable width to welcome visitors. Of course, a large built-in wardrobe for coats is important. But that doesn’t require a separate room. With this windbreak area, you bump into the wall when going down the stairs. Larger furniture might possibly not be able to be carried up the stairs.





No matter if the passage is one meter or two... the whole arrangement is cumbersome. Even if you’re not used to locking it: kids can be quite particular... I think explained that very understandably ;)



Of course, equally sized children’s rooms are important – but you can also overdo it. No one will notice, let alone measure, if a room is half a square meter smaller. What’s important is that it is furnishable.

Basically, it is questionable why your dressing room, bathroom, guest WC and guest room are oriented to the south. As child number 3, I would already protest that the window only gets the north side.

You should get a good planner. Accommodating 3 children's rooms (and a guest room) is not easy! For laypeople, a reasonable design is virtually impossible. Are you sure the garage is sufficient? 5 people, car, bicycles, toys, etc. To us, it would be too small and the end result would be that the car would have to be parked outside. Otherwise, I agree with the previous speakers. Upstairs is just too convoluted. It feels like they're rigidly sticking to some sqm specifications. I don't find the orientation on the property optimal.

ypg: The windows are already planned, I just haven't drawn them in this sketch.

We are aware of the costs and already have a quote.

Cumbersome arrangement of sleeping/dressing/bathroom: I personally find it very practical this way! If one sleeps longer, the partner doesn’t have to walk back and forth between dressing room and bedroom, but can go directly to the bathroom and the hallway without disturbing the other.

Okay, I have revised the children's rooms again. They no longer look so convoluted.

Regarding the south-facing location of the rarely used rooms: I had a south-facing room in my parents' house – and almost died of heat in summer! I am looking forward to my north-facing bedroom! I also find north-facing for the kitchen and pantry good, because of the stored food.
In addition, we want to place the main terrace facing north (actually northwest); I find an access from the kitchen-dining area very sensible there.

Milkie: The sketched garage will probably be a carport and is intended exclusively for parking the car, and behind it there should be a shed/garden house.

Oh, about the stairs that run into the wall: How much space should there be before the start? In the original floor plan, it is about 1.15 m.
