Hi,

We come from Ba-Wü, so NRW is rather difficult . Offsets, bay windows, etc. according to the architect only cost money but bring little?!

In my opinion, you can’t really say that so abstractly, because good architecture always takes into account the needs of the plot and the respective builders (in my opinion, also in that order).

Similar to your approach, for example, I would mention Gnosa Architekten SB 16 (plans for this were published in Cube Magazine Hamburg). That’s just an idea, not a "Wow" reference. The garage is still missing there, and the plot and building are somewhat larger as well. Too much "Wow!" is not always good for everyday life.

Personally, I don’t really like the white flat-roof boxes (or only like to look at them but wouldn’t want to own one, and as a North German, I would also get annoyed about the green algae-covered facades after a few years) and prefer a visually clear edge and clinker brickwork with a gabled roof without eaves. That, however, is highly subjective.
A nice view effect, for example, is house Blankenese by Bub architects (plans can be found in the appearance with Schöner Wohnen). That of course probably also applies to the price tag. We ourselves took inspiration from Baurmann Dürr, residential house Kirchfeld, from the offset corner levels and clad it with bricks, mirrored it, rotated it, and adapted and slimmed it down according to our needs, see above.

For inspiration, browse through the common architecture magazines online; you will find a lot to marvel at (and just as much staging). In Bavaria, there is also the "BR Traumhäuser" series available online in the media library, which is also very entertaining.

For inspiration, I can recommend the Bauhaus series from Rensch-Haus. However, only very few are available online. The best ones are in the catalogs. Unfortunately, so far I have only found houses of 200m² and larger in them. But still good for gathering ideas. Just request the catalogs.

All other providers will probably be happy to send you something as well.

Hm... even though I like the exterior appearance and basically consider the floor plan usable in many places, the essence is probably that 160m² is too little for a centrally positioned, straight staircase. In both floors, too much space is used for it. I don't think the living room is too small; it's certainly about 15m² or so. However, as mentioned several times, it is too open and therefore probably uncomfortable. The dining area is really disproportionately large. The upper floor basically works in my opinion, the small children's room is also big enough, as is the bathroom. Obviously, both could be larger if not so much space were taken up by the hallway. The bathroom furniture really doesn't fit; you have to start over again there. Will the architect make you another draft with a different (not straight) staircase?

That is true. Based on the present draft, I thought it was accepted? Otherwise, the current form cannot be explained. It is neither cheap nor practical. A protruding step. Who does that if not out of aesthetic preference?

So I think the idea that offsets don't help is nonsense. Our 90cm overhang of the ground floor over the basement is also simultaneously good in summer, so that you don't have to lower any [Raffstore] on the sliding door (4.5m), and yet it doesn't get scorching inside.
