Hello Yvonne: The tenant lives behind our property. So no access through our area is needed. However, the lease is not forever, more like a neighborhood bonus and twin activity.
Regarding the utility room, we also considered choosing the entrance door without a window element and thereby gaining more width. This should bring quite a bit. Then an additional window in the stairwell would be necessary, but that’s fine.
Regarding the narrow kitchen: We will try the wall offset and see what it brings.
Regarding light. Possibly the L-shaped kitchen could also be mirrored, when there would be space for an additional window. We have to see, since we want to take our current kitchen with us and only the countertop is to be replaced.
Regarding the stairs: We hadn’t considered this issue at all. But that’s what a forum is for. Let’s see if we come up with something. Or does anyone have a flash of inspiration on how to solve this easily?

So, I’m also more of a desk mess type. It wouldn’t be a nice sight when you come upstairs. But you could also simply leave out the wall of the office and then you would have a nice open seating area.

What bothers me a bit about the floor plan in general: it seems quite old-fashioned to me. So rather conservative ... boring. Even if you take your kitchen with you now, you should rather plan so that you can later place a nice kitchen island. Maybe directly by the terrace.

I don’t find the staircase entry next to the door that dramatic. We have that too and it’s not the reason for the dirt in our house. We have small hairy specialists for that.

If I were in your place, I would order a few fresh catalogs again to see what others are planning. I would personally recommend, for example, Rensch-Haus, Living Haus, Gussek Haus, Fingerhaus and Viebrockhaus. But others surely have more favorites. Living Haus works seriously.

Oh yes, what I also wanted to say, with this floor plan I would also put sliding doors between the dining room and the living room.

Be sure to draw the complete furnishing to scale.

I prefer Kaho's proposal

- I do not like the staircase in the dirty area. Especially since you will be dealing with a lot of sand in the coming years.

- I miss a wardrobe. The hallway is huge and has space. However, I find it nicer if shoes, jackets, and so on do not immediately catch the eye.

- The kitchen is too dark and the dining area too narrow. Draw the required space with occupied chairs once.
Sliding door to the living room is a good idea.

In the upper floor, I would also give the desk its own room. A door behind which you can not only hide the desk chaos but also an ironing board or suitcase.

Yes, our desk is rarely tidy too. Currently, our desk is in the living room, and I can’t quite get used to the idea of sitting completely separately in the office. We are still thinking about this.

What bothers us about the modern open-plan living-dining-cooking areas is the openness. There are no two areas where you can independently “be.”

We will review the mentioned manufacturer catalogs again. Maybe a few details will catch our eye, also regarding the cloakroom and stairs.



The furnishing in the living room/kitchen/hall is to scale and almost complete. We currently have only one children’s room. Since there are still crib beds and a changing table, something new will probably come later. Hence the design of a child or youth room for later. Currently, we still follow the plan of a children’s bedroom and a playroom and only separate for K1/K2 years from now.

Regarding the kitchen table, I measured: 60 cm as seating area and 60 cm as passageway makes about 330 cm minimum kitchen width with a 90 cm wide table. If you want a bit more space on one side, the kitchen must be at least 30 cm wider.

SO, now we have quite a few tasks ahead. It will be long evenings...

Modern does not necessarily have to mean open plan. Peninsula or island also works in an eat-in kitchen.

Large sliding door and you are flexible. Especially when children are playing and romping around, open is good. Tupperware party and Bundesliga need separation.

Also plan a chest of drawers or something similar for toys and craft supplies in the [Esszimmer]

Thank you, you said it. The space should be enough for a nice kitchen with an island and dining table (- I personally also like modern corner bench solutions with a large solid wood table - but a matter of taste) and a living room for the annoyed non-cooks.
