If the floor plan allowed a view from the front door directly into the living room, I might understand the vestibule, but as it is, there really are hardly any "insights" for the mail carrier. As a cold air lock, it has no effect nowadays anyway; the front doors are airtight enough.

In the upper floor, I would consider whether a separate parents' area is really necessary in a 160m2 house, especially since the bathroom is a family bathroom anyway. A layout with a dressing room, bedroom, and bathroom all directly accessible from the hallway is almost inevitable. Personally, I also don't like the bend in the wall between the children's rooms; if you give the hallway another 30cm, you might be able to do without it—but it's a matter of taste.

A narrow windbreak acts like a person bottleneck system Nevertheless, the thing catches wind and is therefore not called "postman privacy screen" without reason. By the way, the postman is long gone by the lingerie party time at our place, even on days with Motorwelt and Telekom bills.

Hello Notstrom,

the lower floor plan based on the Rensch-Haus (which I really like in terms of layout on the ground floor) is already clearly better. However, I can understand the people here that the vestibule and especially the upper floor are not optimal. Since you have already gone through several rounds and the planner basically only managed to do what he just had to paint over according to the template - maybe changing the planning office is an alternative after all. With so much money you are investing, it should be as good as possible.

Perhaps the upper floor could also be designed smaller? A balcony could be created above the living room, and there doesn't necessarily have to be a room above the terrace either. However, the staircase might have to be shifted again.

In any case, I’m keeping my fingers crossed that you make a big step forward soon.

There is no right or only or.
We, the users, point out to you where there might be issues and problems. Your task is to understand this and then possibly do it better or differently. Some criticisms, however, are a bit exaggerated or far-fetched.
If doors get in the way, then you will probably be able to mentally walk the path from the entrance to the stairs. Then you will also notice that an open door can be disturbing.
Most users here are building owners themselves and have developed the feeling to think from 2D to 3D.

I recently saw something similar at Fingerhut-Haus. Maybe there is a detail there that you like.

Thank you very much for all the feedback we have received now. It actually moves us to thank the architect for his efforts and then say goodbye to him. Of course, the whole project has lost at least another two months because of this, but what are two months anyway in such a project?



Yes, you're right. With the current status, the wall by the stairs would indeed block the view, i.e. the doors would be obsolete.



What do you mean by "separated parents' area"? The access from the bedroom? Actually, we don't really need that.



We will actually take care of that now. Are there any ideas where we can find good architects/planners who can "feel" our wishes? I think that is what wants to get at.



Fingerhut-Haus? Can I find that somewhere?
