Upper floor: The children's rooms are (usually) used most of the day. I always find it surprising that the lady of the house (please don't take this the wrong way) cannot do without a dressing room, but the children (who need the most space) get the smallest rooms. Why do you then also place the bedroom on the south side? I would put the two children's rooms on the south side, and the bedroom & bathroom on the north side. In my opinion, the bathroom is unnecessarily large for 4 people. Ground floor: The living/dining area is quite small for the number of people. Utility room (if there is no basement...) I would split into two (pantry with access from the kitchen and laundry room). I find the entrance area very unfortunate, I can only agree with the previous speakers.

: The kids’ rooms aren’t small, are they? I had an 11m² room and was more than satisfied! And the kids’ rooms aren’t used at all in the early years (according to stories from parents I know). The kids play outside or are with the parents in the living room.
A living and dining room of 33m² simply has to be enough. Bigger isn’t possible with the budget. And the table thrown into the room will, of course, be placed more sensibly. It will probably be placed right with the narrow side against the window.
Of course, the “lady of the house” could do without the dressing room. But we do plan to use this room as additional storage space. Depending on what comes up, bed linen, jackets, or other things that no longer fit anywhere else will go in there.

About the bathroom: People keep saying “That is too small,” “this is too tight for 4 people.” Only the one big bathroom is suddenly too big for 4 people? My wife bathes the little child, I’m brushing teeth together with the older child. My wife takes the little one out of the tub, I’m fooling around a bit with the older one. And no one runs into each other.
I now find the bathroom just right. As I said, a built open shower will still be added, which will take up space as well. And the entire south wall of the bathroom is going to have bathroom cabinets (and of course 2 sinks).

The entrance area is really too tight. The staircase will be 10cm narrower, the utility room as well. That will give us about 1.70m aisle width. That has to be enough.

Maybe read through your questions and my answers again.

Aside from that, we have a tight building site. The garage has to stay where it is, the house should be attached to the garage according to our wishes. As manu correctly said, the distances must be kept exactly. Of course, we could push the house further south, but then only the garden would be lost.

Here are our floor plans. I actually would have designed the children's rooms bigger, but they are also smaller with us than in the plan to be discussed. Our children are 3 years old and sleep together in one of the rooms; the other is a guest room. Playtime takes place in the conservatory (= playroom) and the living room. I expect this to change only when they start school.

I would love to have something like that too... Do you happen to know how much it cost and if it was added later?
Does it not bother you that the work corner is in the bedroom? Like if someone still has to work, but the other wants to sleep?

Therefore, all information, including about the plot, would be helpful and necessary. Look, I might have a suggestion for improvement, but I can’t get rid of it because I need information about the location. Writing into the void, I find ineffective and a waste of time. But you’re right: I could have asked more precisely. I’ll probably draft a questionnaire for myself and possibly post it if information or the site plan is skimmed on again.

Will your corridor widening still work well with the width of the staircase? Won’t it become too narrow? 170 should still fit, unfortunately these are shell construction measurements; the plaster still has to be deducted.
