I agree with you, I think he is in a kind of shock paralysis and now wants to chat a bit to process it. Clearly a professional would be better but the OP has to act now... Psychologists have weeks of waiting times, he just wants to benefit from the experience of others. That he answers little, I also don’t find so great, but I think he’s really feeling lousy...

and about the location... sure those are not top locations but there are also many companies there etc. so people do fight over the houses there - that's not the case...;)

Surrounding does not mean near Stuttgart. Near (even if I still need ages to get to the city by car) means Esslingen, Waiblingen, etc.
It is also cheaper there. With some luck, the land values are below €1,000/sqm.?

The people no longer work in Stuttgart but have bought something on site... The plot was well below that, but it was also luck :)

So, I have to say one thing. Also addressed to the OP.

I moved from Nuremberg to Saxony-Anhalt. Bought a cheap house with a 1500 sqm plot. Exactly what I had always imagined. Big barn, horse stable, detached single-family house, and a creek in the garden. Always paid in full, no liabilities. We feel very comfortable, my job is better than in Nuremberg.

Still, I had completely unfounded doubts in the first years. I really liked the Nuremberg apartment, old building, high stucco ceilings, parquet floors, etc. Even today, 10 years after the move, I get sentimental when I think about the apartment. I often dreamed about the apartment, how I sleep there. Totally silly, but that's how it is. It's just not that easy when you have to leave your familiar surroundings. I don't even want to describe how it was when I had to hand over the keys. It is what it is.

But he doesn't want to leave that area. And that is, among other things, what scares him.
His search radius and your suggestion could not be more contradictory.

Inheritances first have to be awaited until they occur. Besides, that would be the counterargument to his money fears.

I was cycling there yesterday, today with the family at a playground near the construction site. It doesn't help, not at all. The thought of rather staying in our rental apartment and snapping up anything that becomes available in my parents' neighborhood (where I grew up) has been ingrained in me since signing.... The advantage would be, the surroundings stay the same, the kindergarten stays, you know everything.

Disadvantage: maybe nothing will become available there in the next few years or I won't get to it or the price train has left.

What would you do? So purely based on my current post?
