Parallel planes intersect N.I.E.. The OP needs help in the psychotherapeutic field because his problem lies there. Any advice on the factual level - no matter whether as a pill, ointment, cream, or syrup - is worth 0.0 there. However, the discussion here repeatedly slips back into the factual level several times. I'm out of here now.

I just think you have gotten yourself confused. I am not saying that buying the house was wrong, but in your mind everything is mingling together. A "what-if" mixed with the pressure of the debts (they are there, even though there are corresponding assets to offset them).

Try to look at everything rationally and from a distance. If necessary, get help. There are professionals for that. What does your wife actually say about it?

And I believe buying the house was a mistake and I just want to stay in my old surroundings, combined with the high debt mountain, right.

My wife supports the purchase, although she always said before the purchase that an apartment was enough for her and she didn’t want a house.

I can understand you. I would also get scared with 800k+ euros for a row house. Interest rates will rise and it will then be worth less. Of course, everything can turn out differently, but that’s just how it is... I would continue saving and see if I don’t eventually find a bargain, but this project is cost-benefit wise simply negative /whether subjective or not, in any case it’s not the right thing for you. Someone from my family also overstretched themselves after buying a basement apartment (over 500K USD, years ago). Weeks of tinnitus followed... today that person works themselves to the bone, everything revolves around paying it off. Prices have also risen there, but the real burden on the person remains. I would only buy if the property is priced at only slightly over 30 annual rents. Your gut feeling is right. It’s not the right thing for you/you all... I once made a decision against my gut feeling and I’m still struggling with the consequences today, so that’s why I agree with you, listen to yourself...

We should end the thread here. You have irrational fears. For whatever reason, such a change is overwhelming you. Let the forum be a forum and go to a professional. They will not only help you with the current situation but also with further decisions that will affect your future. Because that's what it sounds like. Fears about the future, fears of change.
